FAQ: Billing - How Does It Work?

How often am I billed? Billing is typically monthly until you downgrade or delete your ad. You can downgrade or delete your ad on the MyProperties page by clicking on "downgrade" under your listing.

What does it cost? You can see our current pricing plans here: http://www.landandfarm.com/pricing

How do I change my credit card info? You can change your credit card info by signing-in, and going to "Edit Billing Info" in the left-hand menu, shaded green.

I got a notice that my credit card didn't work, or I received an email that my credit card didn't work. What do I do? When your credit card is declined for any reason, we send you an automatic e-mail saying why it was declined, if the credit card processor passed along that information to us, and that the card connected to your account will be re-billed in three days. Once you receive this email, you should go online and edit your account to either correct wrong or inaccurate card information, or input a different card, entirely.

How do I turn my ad off? Login into LandAndFarm.com, and go to "My Properties." Underneath the Ad Summary for each ad that you have placed online is a Downgrade link. Clicking on Downgrade offers two options: Slow Downgrade means that it stays on-air, but at the end of thebilling cycle (i.e. One-month from your purchasing the ad), the ad goes off-air permanently, and billings stops. This is useful if you want your full month's worth of advertising, but don't wish to continue advertising after that. At the end of the billing cycle, you will receive an email confirming your downgrade. Fast Downgrade means the ad is taken off-air, but is left in the system, in case you change your mind or wish to put it back on-air.  Delete means the ad is deleted from the system, and if you need to put it back on air, you will have to re-create it.

Please note, there are no refunds for unused time. Advertising on LandAndFarm.com is paid for in advance, one month at a time, until you downgrade or delete your listing.

Will I still be billed after I turn my ad off? You will not be billed again once your ad is turned off. However, you will not receive a refund for any unused time. Example: You purchase a Standard Classified on April 1; on April 20 you decide to stop advertising and you downgrade your ad. You have already been charged for one month's worth of advertising, from April 1. However, you will not be billed again for advertising on May 1, because you opted to Downgrade your ad.

Can I save myself some money by turning my ad off early? Not really, no. The reason is that we only sell ads in increments of one-month, and we on ly accept payment in advance.

Is it safe to put in my credit card on your service? Yes, it is safe to enter credit cards on our service. For every page that you enter information in, or that is displayed, we use 128-bit SSL encryption, which is the same encryption employed by major e-commerce sites, such as Amazon.com and eBay.com. This is the current global standard for encryption and transfer of financial and personal data.

Do you accept checks? No, we do not accept checks. If you have questions about our payment system, call 1-888-FARM-BUY.

FAQ: Photos - How Do They Work?

How do I upload photos? You must first sign-in, using the login you received when you registered on LandAndFarm.com. Then, go to My Properties. From there, depending upon whether you have placed an ad on the website, you can upload photos by clicking on the link underneath the ad summary.

Why are my photos gray? Your photos are gray, or partially gray, because the size of the photo file is too big for our site. LandAndFarm.com allows you to upload photos of 250K (kilobytes) or less. If you photos are grayed-out, use the photo-resizing tool to shrink them, and try to upload them again. We offer a small mini-application - a 'Pics Resizer' - that you can install and use to manipulate your photos so that our system accepts them.Another possibility that would make the file size too big is that the dimensions of the picture (its height and width are too big). If you can check this, try to make sure the width of the picture is no more than 500 pixels. Many times, reducing the absolute dimensions of the picture will reduce the file size of the picture considerably.

How many photos can I upload? You can upload as many as 16 photos. You do not have to upload them all at once, and you can replace the photos you have uploaded with new photos at any time, and for any reason.

I don't like the photo that site visitors see when my property comes up in a search. What can I do about this? You can login, and go to "My Properties." Under the Ad Summary is a link. Click on this, and you will see your property photos on the left, and the tools to manipulate the photos on the right. Next to each photo you should see a choice, "Click to make this the search thumbnail photo."  Click on this link and the photo next to it will be the representative photo for the ad on all search results, and for  browsing on your country/state/province page and for land use pages you selected.

FAQ: Rural Property Bulletin

What is the difference between LandAndFarm.com and Rural Property Bulletin? Rural Property Bulletin, 25-years old in summer 2005, has a loyal following of readers and advertisers around the world; it pre-dates the Internet by 15 years, and sometimes contains news and information, of which we usually do not run the complete contents online. It's a different audience with a different lifestyle. RPB is also portable and persistent, i.e. a copy hangs around for a while, and many people pass them around or mail them to friends or family, which we encourage.

LandAndFarm.com is the number-one-rated rural property website in the world, based on search results and average number of visits. We are constantly working to update our stats. Look on the homepage for more information about statistics.

Do I have to buy an ad on both of them? An ad purchased on either LandAndFarm.com or Rural Property Bulletin automatically becomes an ad on both platforms - at the cost of one ad, not two. So, if you purchase an ad through Rural Property Bulletin, you are also purchasing an ad on LandAndFarm.com, and vice-versa. The format is slightly different for both, of course. And, right now, we only offer photos online for advertisers, unless you are buying a display ad in Rural Property Bulletin - those can have photos. Classified ads display photos online only.

Does my ad appear in both online and print? Yes, it does, automatically and at no charge. Under our system, you pay for an online ad and get the print ad for free. They are not identical. A standard ad online will allow for more copy and information, plus photos. The print version of that same ad will be shorter and will not contain photos - at least, not at this time.

Do I have to pay extra to get Rural Property Bulletin? No. If your ad is live on the day we mail out RPB to subscribers typically during the last 10 days of the month preceding the issue date always the first of every month then you will get a free copy of RPB. Once you no longer have an active or live ad on LandAndFarm.com/RPB, then you no longer get a free copy; at that point, you would need to subscribe or purchase it on a newsstand.

Can I get Rural Property Bulletin in Canada? Yes, you can. Prices are $50 USD for a one-year first class subscription.

How do subscribe to Rural Property Bulletin? Go to our homepage, and click on the link "Subscribe to Rural Property Bulletin" in the left-hand menu. Follow the prompts.

How do I change my address where Rural Property Bulletin is sent? Just send in your change of address by fax, email, U.S. mail - or give us a buzz on the phone. Our contact information is on the homepage, under "Contact Us" in the upper right-hand corner.

How do I place an ad in Rural Property Bulletin? In most cases, your online-purchased ad automatically goes into the next edition of Rural Property Bulletin for free. It goes in as a classified ad, and you an expand that ad by adding words, headlines and borders for a nominal charge, or leaving it alone as a free add-on to your online classified ad.

You may, however, want a larger ad in RPB; in that case, download our rate card. You'll find it under the "Ad Prices" link on our homepage. Display ads for RPB - which are also uploaded online, after we go to press with the edition - can be emailed, camera-ready, to customerservice@landandfarm.com.

FAQ: Online Ads - Page Counters

How do I change the Page Counter on my listing ? First, log into the MyProperties page.  Next to the "page views" beside the listing, click the link "change this". You can change how the views are displayed or reset the page views or hide the page views.

FAQ: Online Ads - Editing Acreage Amounts

How do I change the price per acre on my listing? You can change the price per acre by logging into the site and clicking on "edit" next to your property. Scroll down and under the "sale price" you'll see a "price per acre" field. If you leave this blank, the system will calculate it for you.

FAQ: Billing - Credit Card Number Changes

How do I change my credit card number? To change your credit card number on file with us, please log into your account and click on the "edit billing info" link on the left, green menu bar on the MyProperties page.

You will need to reenter your entire credit card number and expiration date at the same time. Please don't leave either the credit card number or expiration date blank or the card will be rejected by our credit card processor.

FAQ: Contacting Sellers - to Purchase Property

How do I buy a property on LandAndFarm.com? You can't actually buy property directly via LandAndFarm.com, BUT you can contact sellers easily and quickly. To contact a seller, navigate to the listing page (click on the blue headline in the results page to pull up an ad in its entirety) and click on "email seller" or use the phone and address contact information listed in the listing, at the bottom of the page under "Contact Information."

What can you tell me about a property? We can tell you everything that is listed in the advertisement on LandAndFarm.com. That includes seller contact information, which is always at the bottom of each property advertisment page.

How can I find out more about a property that is advertised on LandAndFarm.com? You can contact the seller, using whatever kinds of contact information they provide in their advertisement.  Sellers usually provide phone numbers and postal mailing addresses, but we don't require this.

How do I contact a seller, where is the contact info? Seller contact info is usually in the "Contact Info" section toward the bottom of the ad. Sometimes sellers put contact information in other parts of an ad, so if you're having trouble locating contact info, read through the ad again.

Can you contact a seller for me? No,we do not contact sellers. To contact a seller, you can either use whatever contact information the seller has provided at the bottom of the ad, in the Contact Info section, or you can use the email form at the bottom of the ad to contact a seller. This form is connected to the seller's email, which they must have in order to place property advertisements on LandAndFarm.com.

Will you help find financing? Businesses that sell finance and mortgage services do advertise on the site under the Finance & Mortgages category of the Business Listings. Check out their ads to get financing help.

Can you help find a broker? Although we do not refer or find brokers for customers, you may find information on the website that will assist you in finding a broker. Three places to look are: the area/link on LandAndFarm.com, where you want to buy property – both brokers and individual sellers list property and you can contact brokers that do list in our target area about other properties they may have, or whether they would be willing to sell yours; “Click a Pro" in the lower right-hand corner of the LandAndFarm.com home-page, also lists brokers. Finally, Our Business Classifieds, under “Brokers" may have listings, as well.

Who are the sellers on LandAndFarm.com? Sellers range from brokers and agents to investors to individuals. They also be trusts, non-profit organizations, banks, government agencies, companies, or even individual countries.

How are you connected to the sellers on LandandFarm.com? We are connected to the sellers through their purchase of paid advertising on RPB Media websites, such as LandAndFarm.com, or in our magazine, Rural Property Bulletin. We are a media company, and our connection to the sellers is the same as that of a newspaper, in which sellers pay for advertising to reach the newspaper's audience.

FAQ: Perimeter Mapping Instructions

Instructions to draw a map of your property

When you first open the perimeter (border) mapping page, you may see a red flag in the center of the map. The red flag approximates the location of your property using latitude and longitude. This is used for map searching, but it is not related to perimeter mapping. The flag will disappear when you start drawing your border map. You can edit this point by clicking on "edit lat/lon". The location of this flag will not affect your perimeter map.

  1. To draw a perimeter map, navigate on the google map to the approximate location of your property. You can navigate using the buttons on the left side of the map. The interface is the same as the one used by Google Maps.

  2. Click anywhere on the map and a blue marker will appear. This is the first point in your perimeter.

  3. Click somewhere else on the map and you will see a red line. This is a perimeter line. Keep clicking and you will create a perimeter.

  4. At some point you will want to close the perimeter to make a complete shape by connecting your last point to your first point. To do this, click on the "close perimeter" link above the map. Your map is now closed.

  5. Make sure you save your map or you will lose your information when you navigate away from the page.

  6. To clear your map and start over, click on "clear entire map" above the map. Your map will be cleared. Note that your map will not be permanently cleared until you click on "save".

FAQ: Billing - Credit Cards

I was just issued a new credit card with a different expiration date than the one you have on file. What do I do? To change your credit card number -- or the expiration date - on file with us, please log into your account and click on the "edit billing info" link on the left, green menu bar on the MyProperties page.

You will need to re-enter your entire credit card number - even if only the expiration date has changed - and expiration date at the same time. Please don't leave either the credit card number or expiration date blank or the card will be rejected by our credit card processor.

Must I input the security code from the back of my credit card in order to purchase ads, or when updating my card information with you? We do not require you to input the security code, a recent credit card verification mechanism that the credit card companies recommend many businesses use. However, if you can find that number on your card, we recommend you input it anyways. Your purchase is secure on LandAndFarm.com, with or without it.

FAQ: Contacting Sellers - Emails

I e-mailed the seller but but he didn't respond, what can I do? We're not sure why the seller didn't respond to your e-mail. Sellers who pay for ads should respond to inquiries, but we cannot,  unfortunately, compel a seller to respond. Some sellers list other contact channels: phone, fax or postal address. You may try one or all of these to elicit a response.

I received spam. What do I do? You can send it to us at customerservice@landandfarm.com. We block known spammers from our service. However, you may sometimes get an inquiry from someone who is simply attempting to elicit a reply to obtain your email. You do not have to respond to an inquiry, so examine inquiries carefully to judge whether they are legitimate - send them to us if you are not sure.

We also try to alert you if spammers get through: We mark emails that we suspect are spam. If you think you have been sent spam, please forward it to us so that we may take appropriate action.

Can visitors see my email address? No, they cannot see a seller's email address.

Why can't visitors see my email address? We hide advertiser e-mail addresses by the use of an online form, so that you are protected from automated programs that collect email addressed and spam your email address with unwanted mail and potentially dangerous attachments.

I lost an email from a potential buyer, what do I do? Emails sent via LandAndFarm.com to advertisers are saved online. You can see emails sent to you by clicking on the appropriate link under your advertisement on the MyProperties page

FAQ: Online Ads - Mapping a Property

Where's the mapping feature? When a seller provides a specific address for a property, our system places a map-link at the bottom of the ad, below the address. Clicking on the link will pull up a map of the area surrounding the property.

How do I change my map location? We match your property's address against a global database of latitude and longitude. If we cannot find y our latitude and longitude based on the address of your property, we do not display a link to a map on your listing.

To move the marker or add a marker click on the "map" link on the MyProperties page, shown below:

FAQ: Quick Start - for Sellers

How Do I Start Advertising on LandAndFarm.com? First, Register on LandAndFarm.com. This is free, but we require you to register before you purchase advertising.

Second, once you have registered, go to your e-mail and collect your login and password. Use these to sign-in to LandAndFarm.com, by clicking on the "Login" link in the toolbar of our homepage.

Next, after you sign-in, you will find yourself at your Account Summary. Look on the left-hand side of the page; you will see a green-shaded menu. Within the menu is a link: "Place a Classified Ad - ADD PROPERTY." Click on this link.

Then, follow the prompts. Remember, you will create your online ad first, and then below that, on the same 'edit' page, the system will ask you to create (or approve an automatic ad via the link "Suggest Text") your print ad for our monthly  magazine, Rural Property Bulletin; print is included in the online ad price.

Finally, once you have created the text portion of your ad, and paid for it, go back to the Account Summary under My Properties; use the Photo link to upload photos.  You will see instructions for mailing photos into our system, which automatically posts them to your ad. If the photos are correctly formatted, and the instructions for mailing photos have been properly executed, the photos should post quickly - you'll need to 'turn on' the photos once they post to the system, so they're visible with your ad. Your photos need to be in electronic (digital) format; if they are not in digital format, take them to a big-box retailer and ask that the pix be put on a compact disk, so you can upload them. You can see our pricing here: http://www.landandfarm.com/pricing.

If you have any questions, contact us at www.landandfarm.com/lf/asp/lf_contact.asp or 1-888-FARM-BUY.

FAQ: Photos - Emailing Pix to Ads

Can I send you photos by email? Yes, you can send photos to your listing by email.  This is a simple, three step process.

1. Sending your images to a special email address.

2. Checking for your images and processing them.

3. Turning on your images.

Navigate to the photo upload page (myproperties -> photos -> add a photo).  Then click on the email link to open a new email on your computer.  The subject and address of the email will be automatically filled in, don't modify them or your photos will not be processed.  Then attach your .jpg photos to the email and send it.  Don't attach more than 5 megabytes of photos to a single email (and really you shouldn't send more than 2 megabytes at a time if possible).

Once your email has been sent from your computer, our system needs to receive them and process them.  To process them, navigate to the photo page (myproperties -> photos).  Click on the link "check for emailed photos".  The system will automatically add any photos it receives, up to 16.

Your photos are added to your system in an "OFF" position, meaning they are not visible. We do this to prevent unknown individuals from adding visible photos to our site.  You now can turn on each photo you wish to be visible. Or you can turn on all your photos with the link at the top of the page.

FAQ: Quick Start - for Buyers

LandAndFarm.com offers a number of ways to find your target property...or just to see what's out there, or on the market.

First, Take a look at the left-hand menu on the homepage, below the green-shaded portion. You will see categories for property, organized by Type of Land Use, Price Range, Acreage and Country and State or Province. You can click on any of these links to browse a particular category or sub-category. Next to each division is a number, which represents the number of ads in that category now on the site. Because we allow property advertisers to check up to three land-uses, per property ad, some overlap is expected.

Second, you may search for your target property by clicking on the "Search Properties" link in the toolbar of the homepage, in the upper-left hand corner of that page. The search page allows you to narrow your search using a range of parameters, including location, type of property and many other other elements.

Once you have found a property you're interested in, click on the blue, hyper-linked headline for that property ad. Doing this will bring up the full ad page; at the bottom of the page is seller contact information, i.e. address, phone number, as well as an email form that is tied to the email the seller used when registering with LandandFarm.com, and placing and purchasing their property ad. You can contact a seller however you choose.

FAQ: Billing - How to End Billing

FAQ: Buyers - How Do I Find a Property?

If you are looking for a specific type of property, click on "search properties" and enter your detailed search criteria.

Often, all property known to a broker will not be on the internet, so calling up a broker who is selling one or more properties in the region you are interested in, may reveal information on other properties that are for sale.

FAQ: Rural Property Bulletin - Reviewing/Editing Ads

3) Click on this button. A new window will open.  Select the javascript code in the box in the window and paste it onto your own web page.

FAQ: Banner ads
