---THE PROPERTY---
As previously mentioned the farm consists of 117+/- acres according to deed. Of this 117+/- acre, there is approximately 45+/- of open ground that is currently in pasture and is cut for cattle hay. The remaining 72+/- acres is a decent stand of younger timber. According to the owners, it was selectively cut approximately eight years ago. There is a decent stand of young white oak, red oak, hickory and maple. There will not be a lot of marketable timber at this time but the woods (with the exception of recent minor damage from the Kentucky Ice Storm 2009) looks very good. When looking at the aerial overview we have provided in the pictures on this ad, one can see that the farm is laid out very well. It has beautiful semi-rolling grass hillsides and a few little secluded ridge top fields providing opportunities for some awesome food plot potential. There is a nice creek that runs down one long border of the property and another branch running through the property, which feeds the creek. There is a spring on the property, which seeps out of the large grassy hillside (pictures provided). The owners have stated that this spring has never gone dry. There is also a small farm pond. This farm has been used as a working cattle farm up until a few years ago. With some fencing improvements, it would run several head. The home (which I will provide a detailed description of later) sets on the very front side of the property. It fronts Caneyville Road (US Highway 79). Although it is a US Highway, traffic is not heavy. There are many many choices for other secluded building sites on the backside of the property that would give absolute seclusion for a large radius if a person wanted another home. The home and property is located approximately halfway between the towns of Caneyville, Kentucky (app 800 People) and Morgantown, Kentucky (app 2500 people). You are approximately twenty minutes from any necessity.

---THE HOME & BARN---
As previously mentioned, the home consists of approximately 2250+/- Sq. Ft., which includes a full finished basement. There are 4 spacious bedrooms (2 up stairs and 2 down) and 2 full baths (1 upstairs one down). There is a full kitchen on each level of the home (great for company or extended family). Both are open style kitchen/living room combinations. The home has a centralized propane gas heat and a woodstove in the basement. The owners state that their utility bills are minimal. The home was built in 1991 and a new metal roof was placed on it in 2006. Butler County Rural Water supplies the water. The home is very clean, seems to be very well maintained and move-in ready. The exterior is a mixture of some custom stonework and vinyl siding. It ads a lot of character to the place. There is a very nice 40x60 Barn/workshop. It is wired and has a gravel floor.
