As previously mentioned, the property consists of 100+/- Acres (According to Deed). Of these 100+/- acres approximately 65+/- is open pasture ground and is currently used as a working cattle farm. The remaining 35+/- acres is a decent stand of timber that appears not to have been cut for 20 or more years. There is a little scattered marketable timber but we are, in no way, trying to make it appear to be a logger s fantasy. The 2009 Kentucky Ice Storm hit the farm and area pretty hard and there are a lot of broken limbs and small trees knocked down. With all the devastation that was suffered, this is still one of the most beautiful farms I have had the pleasure and privilege to put up for sale in quite sometime. It has just the right mixture of agricultural and hunting land to satisfy the savvy farmer and hunter. Grayson is gaining quite a reputation for producing Boone & Crockett/Pope & Young quality bucks. This area is a farming (cattle/horse/pasture) community. It is an area where people are friendly and still look out for one another s needs. It is a strong conservative value area. It is a great place to retire or raise a family. The terrain of the area is a mixture of wooded hillsides, deep hollows and semi-rolling pastureland. There are some unique rock formations and a Cave/Rock Bluff Overhang that brings a whole lot of character to this place. It appears to have some signs of being formally used by Native Americans. There is a nice spring running through the center of the property, which runs into and feeds a larger creek. The Creek runs beside the beautiful rock bluff/cave and this area has some of the amazing & beautiful rock formations (see pictures). There is a substantial amount for road frontage and one could easily divide this property is so desired. The owners are not willing to divide at this time. It is very quite and remote. The home, which I will describe later, sets a long distance off the rarely traveled country road. It is an area where a lot more stars than what most are used to seeing are visible at night. This property is a dream come true for the person who desires privacy and seclusion. The existing pastures appear to be in fair condition and currently have livestock (cattle) on them. There are some overgrown areas that could be cleaned up and put into pasture very easily.

-THE LITTLE FARM HOUSE & BARN-

A simple 3 bedroom 1 bath home. It is in need of some minor attention but is very livable to most peoples standards. There was a recent roof leak, which has been repaired to the owner s knowledge, that caused a little bit of sheet rock damage in the living room of the home. It is very minor and could be repaired (the sheet rock) easily. We are only offering this place in as-is where-is condition. We will provide a Seller s Disclosure Sheet upon request. There are some very nice hardwood floors in place and there have been recent bathroom improvements. It would make a bunch of hunters very happy in serving as a hunting cabin. There are older electric wall type heaters and there is a leased propane tank with all the lines run inside the home for a propane gas heat hookup. From my non-professional inspection, the home appears to be in good structural condition. You must satisfy yourself on this aspect. In addition to the home, there is a nice cattle/horse/stock barn in place that seems to be structurally sound. It has a few stalls and a hayloft (please see pictures). There is also an older storage building that is in not so good condition. It could be in better shape with some minor attention. The home is supplied by rural county water but there is also a hand-dug well in the backyard of the home if anyone would choose to have a backup or additional water source. There is also a water hydrant at the barn.

This farm and home has been in the same family for several generations. It has provided a living to these families. It could do the same for yours, if you and yours so choose. It is very conveniently located approximately 20 minutes from two major Kentucky parkways. (The Western Kentucky/Wendell Ford Parkway & The William Natcher/Green River Parkway). The property is also 15-20 minutes from any necessity. It is only 10 miles to Rough River Lake State Resort Park, which is located in Falls of The Rough, Kentucky. It would only be about 30 minutes to Nolin Reservoir Lake and Mammoth Cave National Park. This area is a recreational paradise.
