The property is located on the southern border of the Pennyrile Forest State Resort Park. You actually have access to the property through a small portion of the State Forest, making this a very unique aspect of the farm. The access road to this property is very remote, private and traffic in any type of motorized vehicle is prohibited to all others with the exception of person(s) associated with this tract. Utilities are going to be a little harder to obtain with this tract but the owners also own a mobile home near the property with all utilities that could possibly be available to any potential buyer of this tract. This would have to be a separate negotiation. There is an old homestead on the property with old water well. It would be easy to utilize this as a water source and build a self-sustaining cabin. Nearly all the property is wooded with the exception of a few areas, cleared by loggers, which would make ideal food plots. The timber was selectively harvested app 7 years ago. Several good trees remain with an up-and-coming young timber stand in place. There are areas that are thicker than others providing a sanctuary for deer. There is an awesome stand of white oak timber on the state land adjoining as well, providing a recipe for monster bucks. If everyone will recall, the Pennyrile Buck was taken very very near this property in 06. That animal was truly amazing. There have since been several nice bruisers taken in the surrounding area not so vocalized, but access is so limited to this particular area that someone will have to walk a very long way to trespass. This is a hunting tract that is for the serious hunter. I have provided several stealth camera photos of deer captured on film. These photos were taken on this place and not pulled from some magazine or other online site. This area is becoming a bruiser producing area like no other. It is truly a paradise for the all around deer and turkey hunter. There are several sturdy made hunting blinds already in place. These are not cheap shacks where boards are nailed together they are very well built and will last a very long time. There is lots of room for improvement into one of the most awesome hunting tracts in the state of Kentucky. It needs someone who is obsessed with trophy hunting to own it. Lots of winding trails and logging roads cover broad access to the entire property. The owners are about to make improvements by doing some excavating and dozier work. New food plots are on the agenda in this improvement and should be well-established come hunting season. --THE SURROUNDING AREA-- If you though this property has it all, just look at the surrounding area and what it has to offer. The Pennyrile State Resort Park is so nice that we personally vacation there at least twice a year and it is only a few miles from us. We do not know how to endorse this area any more than that. The community is where the hill country starts to meet vast crop grounds and this is also a recipe for quality deer. This is a farming community and hoodlums and trespassing thugs are scarce.
