FOR SALE 56+/- acres selling according to deed. Like the heading says. THIS ONE WILL NOT LAST LONG. Tracts of this size and with what this one has to offer usually move quickly even in not so great times. This place would satisfy the savviest hunter around. It truly has a little bit of what, most people I deal with in the business, are looking for. I will go into an in-depth description of this land and the attributes it offers as well as detailed description of what the surrounding areas are like. This is a tract that a workingman can pay for and be proud to own. ---------THE PROPERTY---------- As mentioned in the opening description, the property consists of 56 acres according to the deed of record. It has a substantial amount of road frontage on a gravel county maintained road that is very private. This property has been in the same family for several generations and the hunting pressure has been almost non-existent. There is an awesome mixture of hardwoods, cedar thickets and open bottom ground for crops or food plots. The fields lie near the back of the property and are buffered from neighboring properties by thick cedar fence-rows, making a recipe for some awesome food plot potential. The deer and turkey signs are very evident and speak for themselves. A little clean up and enhancement would make this property the envy of the region. There is a huge lake/duck pond, which borders the very backside of this property. The hunting for duck and geese will be hard to beat for this area. This body of water is a slough of backwater off the Mud River, which is a short distance away. It is year around water according to the information I have learned and has great fishing. You can tell more about this by the aerial photo I have provided. The water level was higher than normal when I obtained my photos and was backed up into the brush preventing me from getting any good pictures of the open water. However, while walking, I noticed lots of minnows and signs of fish. There were ducks and geese both present. A little clean up in the dryer season would provide access to a potentially great fishing hole. --------THE SURROUNDING AREA------- Most hunters know that Butler County is ranked number seven in the nation for Boone/Crockett Pope/Young kills. Most people do not understand why. Butler County and the region provide just the right territory for a big buck to survive and flourish. There is just the right mixture of wooded ridges that provide cover and small areas of crop ground providing the food sources they need. This area is also in an area where neighbors look out for one another and although, there are some excepted areas, hoodlums and trespassing thugs are scarce. Our law enforcement is also usually pretty good at protecting the landowner's interests. The location of this property provides access to several nearby towns, which provide all basic needs.
