It Keeps Getting Better and Better...

We've made some changes to our magazine, Rural Property Bulletin, both to organize content better and to get buyers to the display advertising for which they are looking: first, with our February 1 issue, coming out in the next few days, we've launched our GUIDE to Display Advertisers; this highlights page numbers for display advertisers in a handy list, usually found on one of the last five pages of the magazine -- look for it! It's useful, and provides readers with a page-by-page (along with the state or province) accounting of businesses running displays that month.

Second, don't forget...these ads can also be found online -- we upload the image of the ad, and its searchable at least a week before the RPB's issue date. An example is the Ohio results page.

How Americans Can Buy Land in Canada...

From Rural Property Bulletin (2/1/05)...“As long as you don’t apply for immigrant status, buying land is as easy across the border for Americans as it is in the United States,” notes Arlene Robinson, a realtor at Sutton Group Resource Realty on Vancouver Island. From a bureaucratic standpoint, it may even be easier -- there is no escrow period on purchases and"...Get the rest of this story in Rural Property Bulletin.

Look for it on the newsstand, or subscribe today. We're expanding distribution, so if you can't find it on a local newsstand, email us at info@ruralproperty.net and we'll try to locate one in or near your zip code.

 Caveat Emptor (and Venditor)

Just a friendly reminder. We want to maintain a safe marketplace. We  regularly  watch for suspicious activity on LandAndFarm.com.  We expect sellers to own the right to sell property and services advertised and buyers to be capable of completing transactions.  As with all real estate transactions, both sides should employ competent legal advice that is local to the properties in question -- thereby assuring that ownership can be verified  and funds transferred successfully .

In rare cases, from throughout the Internet, real estate listings have been hijacked and either placed on our site from another site, or placed on another site (such as eBay) from our site; seller information is altered. Other real estate sites experience this, as well. Buyers are solicited with inappropriate requests for cash payments up-front. Sellers are being asked for information such as deeds. Neither are appropriate requests. As you would  carefully  mind your own banking and other transactions off-line, do so online as well. Report suspicious listings, responses or inquiries to us so that we may remove listings or ban visitors.

Caveat emptor..and we might add, caveat venditor (seller beware). LandAndFarm.com dates from the web's earliest days, with many satisified customers. We know this because we get repeat business from them! However, the price of growth is sometimes more exposure to a few bad apples.  We've posted this primer on Internet crime relative to real estate listings.

A Piece of Old California Goes up for Grabs

by David Saltman

Back in the 1950's, a Pan Am airline pilot -- famous for his helming the early Flying Boat series of airplanes -- bought a small ranch in the lush Sierra Nevada foothills northeast of Sacramento, California. There, he raised his family, built a driving range, occasionally ran cattle and enjoyed the country life. Today, the Ford Ranch is one of the few large spreads left in the Penn Valley area, and the pilot's son, W.D. Ford, would love the future ranch's owner to keep it that way.
