Description
The Lava Hot Springs Ranch is comprised of four units. Keeping all four units, if someone is interested, would handle about 400 mother cows year round. There is good stock water and springs and creeks that are located throughout the ranch as well as a couple sets of corrals and pens. Unit #2 is The Beaver Basin Unit, comprised of 1600 acres with a majority of the hay ground on the ranch and is bordering the forest service and State Leased property that goes with the sale. This unit would provide 3000 acres of state leased property with the sale and is priced at $2.1 million. The owner did extensive work and preparation to design and describe what could be a first class ski village to this unit of the ranch. Upon request, we can provide the prospectus for the ski area to the prospective buyer. This property also has an abundance of big game animals; Elk, Deer and Bear. It is also the most productive unit for the cattle production.
Unit #3, referred to as Wide Hollow, is approximately 800 acres and has about 400 acres of hay production on this unit and has irrigation rights as well to the property. This property is very productive and scenic as well and can be bought for $990,000.00
Unit #4 is the Home Unit Comprised of 1170 acres and is perhaps the most scenic and alpine piece of property out of the entire ranch. It has an abundance of springs, a fishable stream called Fish Creek and a good amount of timber on the unit. It can be purchased for 1.2 million and would have approximately 2000 acres of BLM ground that would go with the sale.
If the ranch is bought in its entirety, it can be purchased for 5.7 million for 5,299 deeded acres, 2000 BLM leased acres and 3000 leased state acres.
