DescriptionThis mixed use recreational, farmland, or development 233 acre property is located in Coffey County Southwest of Beto Junction and North of John Redmond Reservoir. Outside of deer hunting there are opportunities to hunt turkey, quail, dove, and small game such as rabbits, and squirrels. Throughout the farm there are walnut trees that are at age that they can be harvested. The creek that runs through the ravine has many opportunities to create a large fishing pond or several marshes for waterfowl hunting. As a duck would fly it is 9.5 miles from the Wolf Creek Power Plant to this farm. The property is situated next to the Harshman Rock Quarry and it is predicted one day that the quarry will need to mine the rock that sets under this farm. Although there is not a current contract or any production associated by or between the quarry and this farm it does set in a great location to be involved in that in the future. Mineral rights do transfer to the new owner, but the seller will except a lower price if the new owner does not want the mineral rights. 120 acres are enrolled in CRP for $55 per acre and the seller has agreed to rent the 71 acres of crop production at $100 per acre.
