Please read this entire description of my land. If this land does not contain every aspect as to the very reasons you are looking at raw land, you are not a serious buyer. This land has it all and much more. Let me list just some reasons you are looking for raw buildable land, and after each statement I make here, check the word YES , for this land has it all. Located in a waterfront community but this land is NOT waterfront. If it were, you would be paying $450K
Price Best price on the market, none better, just look at all others then come back. I am patient. Go ahead and look at all the others. You will come right back here. You will not find any land in this area that is not double my asking price for either the same type of land or mine being even better. NO JOKE. Look at the cost per acre. Mine is half the cost.
You know the difference between Obama and Romney? With Obama my land is half priced and with Romney it will double in value. So if you are waiting for something to change, you will be paying much much more in the very near future. Again NO JOKE.
Location Just an hour and one half from both DC and Baltimore. Two hours from Philly and South Jersey, plus you already realize you are not getting land of this quality anywhere near this price in Philly or Jersey. Ten minutes from the Hyatt Golf Resort. This land is absolutely secluded, but with a ten minute drive, you hit the greatest of restaurants, entertainments,
Blackwater State Park, plenty of free boat ramps, and all the normal stores and depots. You are one hour outside of Ocean City ,Maryland for any day trip you desire to take. This
area is located in a high end waterfront community. The land is not waterfront, but is almost at the end of a peninsula jutting out in the Little Choptank River and Fishing Creek.
Buildable?? Yes in deedy, all set for your new home. All approved and this land most likely will be one of the last building site approvals on the Maryland Eastern Shore, or just leave it alone and vacation upon it, bring your travel trailer, sit back and relax, Total Real Estate Tax is currently $63/yr.
Hunting?? Well not to brag but this land and surrounding area is considered by all who live there as having the largest in terms of deer and turkey populations on the whole Eastern Shore of
Maryland. Big deer and bigger turkey. This could be the very land you been looking for all of your life to hunt upon, fish, vacation, and eventually retire. Grand children will love the place to run 4X4's , hunt, nearby fishing, play army and shoot paint ball guns. Grandpop will be their hero.
Fishing??? Again , none better for Stripers, for the Little Choptank has no pollution/ clean/clear water, and known for large stripers. Also plentiful catches, of Perch, Flounder, Spot, Croakers, and one of the best area
for catching crabs, oysters, and clams.
Wildlife??? Well again, not to brag, but if you love Bald Eagles, Hawks, Ospreys, every type of song bird, owls, and even Whipper Wills. You name the bird , its here, Ducks, Geese, everything not to mention turtles of every kind, box, snappers, all kinds of Terrapins, along with all the normal animals, fox, squirrels, raccoons, skunks, and everything else. This land is full of game and wildlife. If you do not like to view deer playing in the fields, then pass this land right by.
Neighborhood? Well if you find nicer people, you died and went to heaven. Honestly, some of the nicest people I have ever meet. They have festivals and church things going on all the time. This place is like Mayberry, without the idiot Mayor. You can put your grandchildren on your lap and let them steer going down the road. I have done it thousands of times. Last cop I saw was ten years ago and he was new to the force and got lost. No need for police, we just shoot and bury the bad guys here. There are always neighbors willing to help out in almost any situation, even with the burials.
Financing?? Well I would prefer not to finance anything, but in today's world , I am willing to listen to any deal. However never confuse that with willing to listen to a cheaper offer than my asking price. My price is more than extremely great, plus consideration must be given this land is an approved building site. Considering our lovely Governor has changed all the laws regarding land development, thus assuring you will not be able to build anywhere other than in large cities,attached to city water and their waste treatment systems, this type of building site will be as rare as a pig pen in Iraq or an Ethiopian chicken. To the right buyer, that I shall determine the approval, I can offer interest as low as 4% because I outright own this land 100% and have no banks to answer to.
Prepper Land??? Well there is none better than this land. It is at the very end of a dead end road, surrounded by water on all sides, plenty of wild game, and could be protected extremely easy.
Half open field for planting and half forest. Neighbor has a wind turbine and gets free electric for his entire need of electric and has some left over to sell to the grid. NO KIDDING.
I would believe it is rather easy to gain approvals for such in this area of Maryland.
Electric?? Hook up Electric draw is right at the road, so easy to pull upon the site. Already approved for septic system, and you build. Land will provide you with good quality and great flow for your well water. I lived for years down the road and had great water to taste and flow was fantastic. Water actually comes from the Allegheny Aquifer, so none better.
I have no need for this land. I am moving to Florida and selling this land.
I also have waterfront property which is a 2 acre waterfront and building permits are already pulled and paid for there, plus much of the building is finished.. It has its foundation done and fireplace built, and is above flood plain so no need for flood insurance. I also have the well and septic completed on that waterfront property plus the pier and 10,000 boat lift is in place there. I can send you plenty of pics if you like to hear more about these two acres on the water.
I also am selling my home in the Baltimore Harbor with 5 garages, and a large office, wǜ parking spaces. I am selling it all and retiring with the wife to Florida.
In closing , this land is the best deal on the whole Eastern Shore, so if you are a serious buyer, do not miss the one that will get away, THIS ONE.
Price was just reduced from 175K which was still a great price, considering its a buildable site. Heck prices are higher for land that has no building site included. No joke , most folks who own land down there have no idea what our Governor just did to their land. They will never be able to build on their land.
I started this process over 2 years ago,when a friend of mine at EPA told me about all the new regulations about to hit on property owners, and I just now got the approval. No others are being accepted now. This is one of the last properties that has a development site approved.
