Kingwood Forestry Services, Inc. has been authorized to manage the sale of 20 acres, more or less, located in Jefferson County, Arkansas. The property is being sold by sealed bid sale on Friday, October 21, 2016 at 10:00 A.M.
Location: The Big Creek Tract is located southwest of Pine Bluff, Arkansas and is accessed by a forestry woods road off Highway 79. The property is described as the E of the SE of the NW of Section 21, Township 7 South, Range 10 West containing a total of 20 acres, more or less, located in Jefferson County, Arkansas.
Property Description: The tract was chemically sprayed for site preparation and herbaceous weed control in the fall of 2010 and hand planted using Weyerhaeuser Advanced Generation seedlings in the winter of 2011. A recent inspection of the tract showed a well-stocked five year old plantation. The topography of the tract is generally flat to slightly rolling with primarily Amy soils and a small area of Savannah fine sandy loam soils. The NRCS Web Soil Survey reports the average site index for Loblolly Pine at 89 feet (base age 50). The good soils make this a great site for long term timber growth and a nice pine plantation investment.
The tract property is surrounded by other properties managed for commercial timber production. The access route shown is a woods road across adjoining industrial and private timberland properties that has been used by the current owner of the Big Creek Tract for timber harvesting and forest management activities. However, no formal easement exists for this access route.
