What you are buying is a partnership in a farm, a multi revenue business that is, and will be Sustainability for now and the future regardless of our economy, the availability of fuels and or food. We don't live in a tropic or southern environment such storms as super storm sandy has never happened up here... At this time We feel led to offer this opportunity to a partner so that we can expand the business at the rate we are going. They will be an equal partner in all ways, ownership, having equal say in how we do business, spend money, and develop the business, day to day activities, etc…etc… We have several sources of revenue: • Three large greenhouses (2-20x150, 1-24x120). • Sell meats year round. • Three different types of beef, Highlanders, Red Angus, and Red Angus/Ayrshire Cross. • 50- 300 meat chickens on hand at all times (depending on sales). • 100-300 pigs on hand at all times (depending on sales). • Custom pork roasts year round. • Raise and sell a large amount of organic produce during the summer months. We run seven local produce stands throughout the county.we also produce organic grains and hay that we sell. • we have heap contracts for/through new york state for Firewood taken from our woods/forests that we run through our processor that takes a log, cuts it, splits it, and loads it into our dump truck at the rate of five cords an hour. • Lumber from our lands (in the process of purchasing our own sawmill to do lumber, we have been doing lumber but have always hired a portable sawmill). • 10 acres of fruits, including strawberries, three varieties of raspberries, three varieties of blueberries, blackberries, black caps, and a few peach, plum, and apple trees and add more every year. • Sell sand and top soils and deliver rock from a local quarry. • Sell year round herbs and greens, produce using new patented technology. • We build rustic furniture from unique and exotic pieces found while doing lumber and firewood. • Five milk cows for fresh milk and butter. • Laying hens for fresh eggs. To sum it all up Country Organics sells meats year round, has seasonal flower and veggie plant sales out of our greenhouses, process firewood and lumber, has fields of new seeding that produce organic hays and grains for our animals and to sell, moveable pig and chicken housing for free range pork and chicken plus organic fertilizer for the fields, plenty of pastures for grazing, we have fresh fruits and produce to sell, we create jobs in our community, we do a family fun park which consist of hayrides, petting zoo, corn maze ,boating canoeing etc… for the community to enjoy. Our family fun park is open September and October. Country Organics is the first local Farm to grow year round. Using the now patented technology (patent # US 8,112,936B1 date of patent Feb. 14, 2012 it took 7 years) created by myself Andy Maslin and Brooks Washburn. Equipment: We have a new 2013 dump truck,2012 pick-up truck 2011 firewood processor, New Holland baler, New Holland discbine/haybine ,hay rake, a green chopper, three tractors (, one 2006-95 horse, two 2011-50 horse, manure spreaders, plows, harrows, drags, hay wagons, feeder wagons, 2003 delivery truck, walk in freezers/coolers etc…etc…. All equipment needed to keep Country Organics an independent and sustainable farm. Asking Price and Why: We are asking 2,900,000.00. This money will pay off all debt, allowing the farm and all properties and equipment to be debt free (most of it is already paid anyways), it will also add two more properties that are adjoining our properties plus put 500,000 in the Country Organics bank account for working capital to be managed by the partners/team. It will build our new store front “Country Organics Trading Post” it will put a windmill and waterwheel on the farm making us more sustainable and adding another source of income by selling all extra electricity back to the grid company. We are checking on the process to possibly tap the artesian well allowing us to sell bottled water. Total Estimated sales of the entire Country Organics operation is averaging 250,000-500,000 yearly on what we are currently doing, increasing yearly, we feel hitting close to a million dollars or more a year in two years or less is not unreasonable at the current growth rate, while overhead cost being well below half that due to our sustainability and our many resources available through our lands and farm. All this based on current prices such as 1.50 a lb. on pork,2.50 a lb. on beef,2.00 a lb. on chicken, 60.00 a cord on firewood,50 cents to 1.25 a board ft. on different varieties of lumber. This is based on current/minimum pricing leaving us plenty of room to raise our prices to our local community and still be fair and if we sell to the cities where we have established markets in the past we will double and triple our income. With high quality organic foods and fuels, building supplies, and the high quality services we offer there is no lack of markets. Location: This is all located at Country Organics Farms, 3456 state highway 310 Norfolk, New York 13667. At the foothills of the Adirondack Mountains in St. Lawrence Seaway Valley ,45 minutes from Alexandria bay, 1000 Islands New York , 1 ½ hours from Montréal Canada, and 2 1/2 hours from Syracuse, New York. Located on a sizable highway (state route 310 between Canton N. Y. & Massena N.Y.) with approximately 6 to 8 thousand cars a day driving by our store-front. Our Thoughts: Things are getting tough,economy ups & downs,food shortages etc...etc... and we are ready. We are hard workers and have equipment, properties, and Know-how skills to be self-sustaining regardless of fuel shortages, food shortages, economy crashes, and super storms like Sandy etc. etc. As a partner you are buying 1/2 of it all 900 acres of beautiful land ,with about 1 mile of stream frontage we own both sides (the salmon run up it in the fall for fishing) endless hunting territory in our beautiful woods/forest, a total of 6 beautiful homes all heated with wood, one super large historic barn built in the 1800s(they say it was part of the underground railroad for smuggling slaves into Canada for their freedom as there is hidden rooms and we are on the Canadian border), a second large modern built barn, a business, animals, equipment, garages, horse barns etc., and you have the option on one of 5 (we live in one, so one is taken haha) different homes or you can build your own new home on the properties at your expense of course utilizing our/your resources. There are two man made ponds stocked with fish on properties for further sustainability, as well as an artesian well that I would like to tap and market the water. Everything the farm produces we not only sell but is needed for everyday living so we are close to being 100% sustainable raising our own produce, fruits and meats to process, can, and freeze for storage ,having our own milk, butter, eggs, having our own firewood for heat and lumber for building.
