180 hectares (444 acres) of excellent farmland 20 kms outside San Rafael. 27.5 hectares are planted with vineyards (10 has torrontes, 7 has syrah, 8 has malbec and 2.5 has sauvignon blanc.) Drip irrigation has been installed for the entire vineyard, and hail protection for the malbec and syrah. Vendor is a long time proprietor and is willing to manage after the property is sold in exchange for a percentage of the production. Vendor would also consider taking on a joint venture partner for 50%. A guaranteed contract for the grape production is available as well. 2010 revenue was just under $120,000. The addition of another 100 has of plants at a cost of roughly $1.2m would boost revenue to over $2,000,000 per year. Current vineyard also needs some work in order to reach maximum cash yield, but vendor does not have the money to develop.
