OPEN HOUSE September 9th from 4:00 p.m.-6:00 p.m.
Price slashed...COMMERCIAL POTENTIAL: Located in the commercial zoned district just 1 block from the downtown square! There was once a modular sales office, measuring 28'x44' in front of this home that attached to the front porch (making it a 15 foot commute to work, nice!). This building was used as a retail store and there was and still is a paved parking lot that would accommodate 6 cars. Both the water, sewer and electrical improvements still remain on the property, ready to be easily hooked up again! If you wanted to build something commercial in this space it could be larger due to the city regulations allowing commercial building closer to the property line than residential homes.

RESIDENTIAL: This 2003 Palm Harbor home is 28'x44' has 3 bedrooms 2 baths and sits right in the middle of nearly 1/2 acre. Columbus is zoned to not allow manufactured homes within the city limits, but because of the standards that Palm Harbor uses and the fact that this home was setup on a concrete runner foundation, the city considers this a modular home. This house is rock solid and has a hardy plank exterior as well as hardy plank skirting for an eye appealing look.
Outside improvements to the home include a 2 car carport as well as a front porch with door awing AND a large back porch with add on metal roof and side cover. There is a huge cyclone fenced back yard with a storage shed and lots of shade (1 giant pecan tree, 2 smaller oaks and 1 magnolia tree).
View the floor plan to see the layout of this home. In 2006, the home was recarpeted with berber carpet and in addition to the real tile in the kitchen and entry, real tile was added to both bathrooms. Ceiling fans were added to all three bedrooms. Also at that time, the flat white walls were painted with a satin finish in a neutral beige color. The turquoise wall in the living room was added later. All three rooms on the west side of the house, that get the afternoon sun, have room darkening drapes that block out the heat and making the electric bill reasonable (it runs from $60 to $220 per month). Unlike other manufacture red homes, Palm Harbor puts a double air vent system in with both ceiling and floor vents. All rooms in the house have tall cathedral ceilings. In September of 2011, a new A/C with a 10 year warranty was installed. This home sells with all kitchen appliances, washer & dryer not included. Property taxes on this property run approximately $1701.67/year.
Sometimes very late in night the deer wander over from the river and graze in our yards. All of the city streets are well lighted and the evenings are full of people out exercising and walking their dogs. You can easily walk to downtown and enjoy the coffee house or city cafe!
