Historically this ranch was once part of the well known Camaron Ranch that was owned by the Welder Family. It is located in an area known to consistently produce trophy caliber whitetails. The ranch is rectangular in shape and fronts on the West side of the Camaron Lane for one mile /-. The focal point of the ranch would have to be the 30-40 acre lake which is nicely located near the middle of the property. The topography of the land has a very nice roll to it along with some views. There is an excellent road system accessing just about anywhere you want to go. The property is mostly native pasture and brush with some scattered food plots and small clearings. The areas around the lake and home have been mowed and are mostly clear of brush except for the large mesquite trees that provide shade for the adventures around the lake.
Water:
The ranch is extremely well watered via a system of underground water lines piped to various water troughs....not to mention the 30-40 ACRE LAKE!!! The owner believes that the lake has an average depth of 8-10 feet with the pit being 36' when full. The lake did not go dry during recent drought. A body of water this size is extremely rare in South Texas and would cost a fortune to build today. The lodge is serviced via a documented shared Carrizo well which provides an excellent source of water.
Improvements:
Nestled in the center of the ranch on a hill overlooking the lake is a very nice 3BR, 3BA, 3,700 square foot lodge with a 12 x60' covered back porch. It sits at the end of a 1 mile all weather road that leads you over the large lake dam. The lodge is a low maintenance two-story metal building that is finished out very nice with stained concrete floors and a large well lit trophy room area with vaulted ceilings and large stone fireplace. The covered back porch faces to the East which provides plenty of shade for those warm afternoon and evenings so you can enjoy a nice cold beverage while soaking in the lake views. There is also a 210' x 40' pole barn/awning for equipment storage. Under the pole barn on one end sits a nice walk in cooler/skinning rack area and an 1,800 Square foot mobile home 3BR, 2BA that can serve for over flow on weekends that get a little crowded. Finally, on the other end of the pole barn there is a 40' lockable storage container. The ranch is completely high fenced and it is in excellent condition. There is also a set of working DMP pens.
Wildlife/Hunting:
The ranch has an excellent population of whitetail deer and has been strictly managed for for quality over the last seven years and currently maintains the Class 3 MLDP permits. The ranch has produced deer that have scored in excess of 180 inches. In 2007, fifteen bred does from Rancho Encantado were released on the ranch. In 2008, a mix of Rancho Encantado does and native does were placed in the DMP pen with a 180" native buck that was netted on the ranch. The ranch also has Javelina, Hogs, and Rio Grande Turkey. The lake also has excellent fishing for Largemouth Bass. At times the quail and dove hunting can be exceptional as well.
Minerals:
Surface only....no minerals to convey. There are two active wells on the property and there are plans for a third in 2013. The impact of the existing wells is very minimal and the location of the planned well is very near the SE corner.

The property currently maintains the wildlife exemption.
