Some of the best red sandy land in South Texas was farmed for many years. The ranch now has a good stand of grass, mesquite trees and some pear. This is good quail and deer country due to the fact that it is 100% red sand. The dove hunting should be pretty good also.
There is a Carrizo water well and frac pond on the property. The Anderson Ranch is good cattle country but would need some new fencing. The ranch is located about 10 miles west of Cotulla with frontage on Hwy 468 and county road frontage.
