1175.7 acres recently surveyed. The ranch is located 10 miles northeast of Bronte, Texas, on County Road 215. The terrain is flat, creek bottom pasture land with small hills along the east fence line. There is approximately 220 acres in cultivation on the south end of the ranch. Vegetation is native rangeland with some improved grass. There are many large live oak and pecan trees along the creek. This is a good grass ranch with just the right amount of brush. There are 3 tanks with a couple of excellent sites for more. The creek normally holds several good holes of water except in extreme droughts. The creek has been known to run for many years. In addition to the surface water, there is a shallow water well with a submersible pump on the south end of the ranch. There is also a cased well in the middle of the property currently not in use. The improvements on the ranch consist of cross fences, a water well with electricity, numerous quail feeders and a new north perimeter fence. Excellent deer, turkey, quail and dove. The wildlife is plentiful and is bordered on 2 sides by a very well managed hunting ranch. On a recent visit to the ranch, I saw over thirty deer, a large flock of turkeys (50-100) and six covey's of quail. Minerals are surface only.
