The ranch has nearly new 5-strand barbed-wire fences with steel post on its east side and part of its south side as well as two cross fences. There is approximately one mile of fence on the southwest part of the ranch that needs to be replaced. The fencing along the trailway is in relatively good condition and is maintained by the Texas Parks and Wildlife Department. There is a new set of steel cattle pens in the northeast part of the ranch next to a 50-acre cultivated field and a 220-acre pasture. New roads have recently been built to provide access to the ranch. There is a good turf of native grass with mesquite and other trees that are not overly thick.

The ranch has an abundance of wildlife including mule and whitetail deer, turkey, bobwhite quail and dove. Its location provides opportunity for development of commercial recreational activities.

This is an excellent cattle as well as recreational ranch. The owners want to finance the purchase for 20 years with 15% down and 5% interest.
