This property is located approximately 3.3 miles north of Dawn, Texas on FM 809 on the eastern side of Deaf Smith County, 16 miles from Canyon, Texas and 25 miles from Amarillo, Texas. US Highway 60 runs through Dawn from Canyon to Hereford. The two sections are adjacent to one another lying on east and west side of FM 809 just one mile south of the Viterra-21st Century flour mill.

There is a 2,867 square foot (approx.) home located on the west section and access is via an all-weather caliche road. The home has a metal roof, masonite siding, two central heating and air-conditioning units and a domestic well equipped with an electric submersible motor and pump. Mature landscaping surrounds the home. Also at the home site are several outbuildings, including barns, sheds and a shop.
The west section (Section 6) contains 625.45 acres more or less (approximately 19.02 acres are out of the southeast corner) and the east section (Section 5) contains 648.47 acres more or less. The west section is irrigated with a half mile T&L center pivot sprinkler. The 1986 model T&L pivot has 8 spans of 8 pipe and 8 spans of 6 5/8 pipe, 11.2 x 24 tires, 60 drop spacing and is nozzled at 850 GPM. The east section has an older Reinke Alumigator with 10 spans of 6 pipe combined with a later model Reinke with 8 spans of 6 5/8 pipe. This system has a combination of Senninger wobblers on the inside 5 spans and 60 drops on the remaining spans. The pivot is nozzled at 750 GPM and the wells are pumped into a pit which is equipped with a 30 HP VHS powered line-shaft turbine pump. All tires are 11.2 x 24.
There are a total of 13 wells with one of those being a Santa Rosa well. The west section (Section 6) has the Santa Rosa well which the owner states produces 550 GPM. It has a turbine pump powered by a natural gas engine (owned by the tenant) and is driven by a 200 HP Deran gearhead. The 7 Ogallala wells are equipped as follows: one well with a 6 turbine powered by a vertical hollow shaft motor, four wells with 3 electric submersible pumps and two wells with 2 electric submersible pumps. The east section (Section 5) has 5 Ogallala wells equipped as follows: three wells with 4 electric submersible pumps and two wells with 3 electric submersible pumps. The wells on both sections are all connected through underground pipe and the two sections are connected with an 850 PSI pipeline that underlies FM 809.
The soil profile of this farm is excellent. 92.3% of the land area is considered Prime Farmland according to the NRCS with 80.3% being excellent Pullman A soil. There is a playa lake (approx. 25 acres) in the southeast corner of the east section. The farm is in a great location with close proximity to dairies, feedyards and to the metropolitan area of Amarillo/Canyon.
This is a farm with excellent access in a very productive area of the Panhandle!
