This tract is composed of a variety of timber types that offer opportunities to take advantage of different timber markets. There are timber stand maps and a timber stand table available for download from our website that show the quantity and location of the different timber types. There are pine stands at or near maturity that could be harvested now or in the next five years. Some pine stands are listed in the stand table as pre-merchantable but will be ready for their first thinning within the next two years. Other pine stands fill the gap between these first thin and mature stands.

There are mature hardwood stands. A lot of the older hardwood is along streams and game corridor that can be selectively cut but primarily add aesthetic beauty and great bow hunting. The young hardwood regeneration is an investment in the future. This area yielded a high per acre harvest and will again. This tract offers exceptional variety of habitat from upland hills, flats planted to pine plantation, bottomland hardwood regeneration, merchantable hardwood, creek frontage and wetlands.

One advantage this property has over many other tracts is the internal road system that enhances the timber harvesting and hunting of the property. With three double gated entrances and over 12 miles of internal roads and ATV trails there is a way out for the timber and multiple ways to access game fields no matter which way the wind is blowing.

The tract has been hunted by the same hunter for over a decade. He has limited deer hunting to bow hunting only. His wife started turkey hunting on this tract and took two turkeys her first year. There is duck hunting along the 3 miles of frontage on Cubahatchee Creek which forms the southwest boundary of the property. The area along the creek includes 135 acres of 5 year-old mixed hardwood regeneration and planted pine and 91 acres of 3 to 5 years old naturally regenerated hardwood that has enhanced the hunting.

There are over 20 game fields on the property that are strategically placed throughout the property. The largest game field would be a good location for a dove field.
