LAND USE: Rice/Row Crop Agriculture, Cattle, Wildlife & Recreation
WATER: There is a 12" re-lift pump with "grandfathered" water rights, two 10" wells, one 8" well, and two 4" wells. A well maintained water delivery system is capable of providing water to anywhere on the ranch.
IMPROVEMENTS: Perimeter fencing and interior cross-fencing is in excellent condition. Interior roads have been well maintained and are in excellent condition. A large well designed steel cattle working pen and load-out facility with scale is located on the east side of the ranch with easy access to FM 2546. The ranch has 700 acres of Jigs Bermuda improved pasture. A 1200 sq. ft. log cabin lodge with a complete kitchen, large dining area, 20'x20' living area complete with dry bar, and a 20'x20' loft/game room with pool table. Three separate 700 sq. ft. log cabins provide private sleeping quarters for guests. Each cabin sleeps 4 and contains a full bath and large front porch. A large tractor/equipment shed and smaller ATV/equipment shed and storage facility. A 5 acre stocked fish pond is located in close proximity to the lodge and cabins providing angling opportunities.
HABITAT TYPE(S): Habitat on the ranch consists of 72% Gulf Coastal Prairie with 400 acres of timber. The topography is flat to gently sloping across the ranch. It is traversed by Pin Oak and Sandy Creeks to the west and Porters Creek to the east.
SOILS: The soils consist primarily of nearly level to gently sloping fine sandy loams.
RECREATION: The ranch supports an abundance and diversity of native and transient wildlife. There is a well established White-tail Deer herd. The ranch is currently participating in TPWD MLD program. In addition, an abundance of feral hogs provide hunting opportunities as well.
Ideally situated within the famous Garwood Prairie, the migratory waterfowl hunting is second to none, with over 300 acres of intensively managed impoundments and 30 duck blinds. For the past 12 years it has been operated as a managed duck hunting club during the fall and winter.
