Large 180-200 whitetail deer can often be seen traveling from the reservoir south to nearby farm ground.

Sale Day Deposit: will be 10% of the final bid price times the acre of each parcel. This deposit must be in cash or check with good funds. Buyers, Please Note: There will be two checks necessary for the Deposit. One Deposit for the Referees portion and one for David Hunters land individually.
Real Estate Taxes: $10,301.82 Based on 1,835.13 taxed acres.
Terms: The land is to be sold for Cash. All Financial Arrangements Must Be Made Prior to the Auction. The sale is subject to confirmation by the Dawes and Box Butte County Courts. The Sale Day Deposit will be made day of sale upon being the successful bidder which will require signing the Purchase Agreement. The deposit will be applied to the purchase price with the balance due at Closing on or before October 8th, 2020 in certified funds.
Manner of Sale: The property will be sold by the legal description (subject to existing fence lines). The Bid price will be based on the surveyed acres. Sold by the acre times 1,821 acres.
Title: Seller will convey the Deed by Warranty Deed and Referees Deed supported by Title Insurance at a Cost of 1/2 to the Seller and 1/2 to Buyer.
Minerals: Sellers are Reserving None of the Existing Mineral Rights.
Water: There are 3 livestock wells on the property. The solar powered well is in section 33 (farthest east) drilled in 2004, 200 ft. deep, pumping level 130 ft., static water 100 ft. Currently only one well is registered #G-132289.
