The James Ranch also has healthy game, wildlife and fowl that roam freely throughout the ranch, including: Turkey, Dove, Quail and a small herd of Axis Deer. There are 15 deer breeding pens that were built and never used and are located near the headquarters area, and the ranch holds a Level III MLDP. There are numerous food plots for deer as well as birds.

Water: Water is provided to the ranch via a 'Rain Water' collection system with numerous large storage tanks located at the hunting lodge and both of the barns. The three collection areas are 15,000 gallons, 9,000 gallons and 18,000 gallons. There are eight ponds on the ranch which provide year around water for wildlife and game and relief for a number of waterfowl species.

Improvements: The James Ranch has a very comfortable hunting lodge of approximately 3,200sq/ft, accommodating up to 24 people. This lodge is of metal construction and has 3 bedrooms, commercial kitchen, a large open living/dining room combination, and separate laundry.

This lodge is completely furnished and is excellent for entertaining large numbers of people. In the front of the lodge there a very large covered patio area providing a great amount of entertaining space, and outdoor cooking. There are also 2 - 5000sq/ft barns located in close proximity to the lodge.

1: Barn #1 is 5,000sq/ft and of newer metal construction, concrete foundation, and large overhang covers on three sides of the structure. The barn has a 14' overhead, roll up door at both ends of the barn allowing for drive-in access, multiple skylights in the top and mid rooflines provide a good amount of natural light. The interior has a great amount of space to park hunting jeeps, equipment, hay, feed or anything necessary to run a professional hunting ranch. Under the expansive outer shed of this barn is an 8X10 walk-in cooler, processing areas, cleaning facilities and 8 electric powered wenches mounted to the rafter beams providing easy processing of game harvest. The barn has both electrical and water utilities.

2: Barn #2 is approximately 5,000sq/ft and of newer metal construction, concrete foundation with 14' overhead, roll-up doors at both ends of the barn allowing for drive-in access. The structure has multiple skylights to allow the natural light in, a separate shop/unit built inside the barn, with still a great amount of space to park several tractors, equipment, extra hunting blinds, etc. The barn has an electrical service.

Fences surrounding the entire property are 8 game fence and in excellent condition and all of the protein feeding stations have hog-proof fencing surrounding them. There are twelve protein and eleven corn feeders scattered throughout the ranch. Hunting blinds are strategically placed from the guajillo ridges to the edge of an oat plot or the many cleared and improved senderos.

Remarks: Quality South Texas brush country with one of the finest all native deer herds make this a great personal or commercial hunting ranch. The entire ranch has been developed for game and wildlife and all improvements have been conducted for that purpose. There has been no commercial hunting in 14 years.
