Nearly 1.5 miles of Black River runs directly through the heart of this mixed-use farm situated in the Ozark hills, accessed on the West side via Highway 49 and the East via County Road. This large tract is brimming with native wildlife as well as many natural resources like live water and Ozark stone. Beginning on the West side of the farm, you have to take the time to check out Bunyard Springs, which produces an estimated 3.4 to 4.8 million gallons of spring water each day. A short hike off the pavement and you can explore the remnants of the old lodge and barn, as well as the former fish hatchery meandering along and under the highway as it flows into Black River. The West side of the farm also features approx. 150 acres of improved pasture under good fencing. An older working pen, gravel pit, and several old homes sites are scattered around the parcel while electricity runs along the highway and through the pasture. The Western boundary adjoins several thousand acres of Mark Twain National Forest..

The East side of the farm currently boasts approx. 180 acres of grass, and is a work in progress as a clearing project is ongoing. The current operation has been hosting roughly 100 cows / year. A small hunting shack with electricity installed sits just above Mill Creek as it meanders through the lower valley. The Eastern tract also features good perimeter fencing on post.

The remaining acreage is made up of mostly native Missouri hardwood timber, with some pine thickets and cedar glades the play host to a myriad of wildlife. Wild turkey, whitetail deer, the occasional bear and even migratory ducks and geese frequent both sides of the river.
