Just west of the Missouri River in northern South Dakota, this property is in a productive area where excellent crops are raised. Most of this land can be farmed, as it is level with productive soil types. A few areas would best be utilized for summer grazing, or wildlife habitat.

This land has been in the Fritz family for 85 years. The fertility here should be excellent! Larry has grown wheat on this ground, but in recent years, he has been mostly haying this property, and alfalfa seems to be growing everywhere in this good soil. Some parts of this farm are still in native sod. This alfalfa has been returning nitrogen and fertility to the soil for quite a few years. This land, combined with modern farming methods, is ready to produce some substantial row crops.

Offered in 4 Tracts and as 1 Adjoining Unit

Tract 1: (62.87 acres) Sec. 6: Lots 6 and 9 in NW 1/4
The smallest tract to be offered at the auctionmight be potential here for those seeking a spot for a headquarters with good access. These 2 lots adjoin each other with their corners touching. Lot 6 is the north part of this property, and is just south of the Trail City townsite. It is entirely Reeder Loam soil with a soil rating of 79-83, and presently in alfalfa and grass. Lot 9 sits along 269th Ave., the road heading south out of Trail City. With productivity ratings from 64 to 83, Lot 9 soils are mostly Reeder, Morton-Lantry, and Belfield-Daglum loams. ~ Wheat Base: 20.3 Acres ~ Oats Base: 5.1 Acres ~~Taxes: $262.20 or $ 4.17 /acre

Tract 2: ~ (200 acres) Sec. 12: NW1/4 and N1/2N1/2SW1/4
A fenced native pasture filled with a variety of grasses and forbs, plus 2 stock dams full of waterAlong with the good grass are trees, bushes, and draws to provide shade and protection for cattle. The Trail City Glencross Rural Water line runs in the section line across the north edge of this tract. No Crop Bases on this tract. Some could be hayed, but some is best suited for pasture. This pasture does adjoin, at its corner, the 60 acre pasture found in Tract 3 (section 2). ~~Taxes: $ 438.60 or $ 2.16 per acre

Tract 3: (280 acres) Sec. 2: S1/2NE1/4, and SE1/4NW1/4, and SE1/4
Here you find 218 acres presently in farm/hay ground. The bulk of this land is in Reeder Loam soil, with productivity ratings mostly 79 to 83, and is ready to produce good wheat or row crops. Along the south you find 64 acres fenced for a pasture. We feel a good portion of these pasture acres can be farmed or used for hay. At present, it does not have a reliable water source, but the Trail City Glencross Rural Water line runs in the section line along the south edge of this property. ~ Wheat Base: 75.6 Acres ~ Oats Base: 19.2 Acres ~~Taxes: $ 1077.12 or $ 3.85 per acre

Tract 4: ~ (565.16 acres) Sec. 1: E1/2 of Lot 5, all of Lots 6, 7, 8, and S1/2NE1/4, and S1/2NW1/4, and S1/2
With the soil productivity found here, we believe that almost all of this tract can be farmed. Here again we find that over 90% of this tract is Reeder Loam soils, with productivity ratings mostly 79 to 83. This headquarters tract has electricity, a rural water tap, and older 3 Bedroom, 1 1/2 Bath Home (26x42), plus 1-car attached Garage & partially finished Basement which includes the half bath. The house has a new electric box and a 4-yr-old furnace, and includes the large LP tank. This tract includes 4 small Grain Bins. A small set of corrals includes a Mira Fount 3100 Lil Spring automatic cattle waterer. Rural Water provides 1 tap at the center of this section and it waters both the house and the corrals. The Trail City Glencross Rural Water Line runs across the section line on the south edge of this property, and feeds the line to the headquarters. Right along 269th Ave., and less than a mile from Hwy 20, you cant ask for better access. ~ Wheat Base: 198.90 Acres ~ Oats Base: 50.4 Acres ~~Taxes: $ 2710.44 or $ 4.80 per acre
