South Gate Tract offers a home base for a fantastic range of outdoor activities. This solid investment in timber and recreation land sits in one of South Carolina’s best locations for hunting and fishing. The property is a blend of mature pine timber, established food plots, and big hardwoods with more than 1,400 feet of common boundary with the Lake Russell project. The tract has been managed for decades for timber and wildlife and sits beside Calhoun Falls State Park. A survey was completed June 2020 showing 111.88 acres.
Most of the property is covered by a productive stand of planted loblolly pine 27 to 28 years old that has been thinned twice. The property has more than a quarter mile of common boundary with the Lake Russel project which includes 26,650 acres of water surrounded by 26,500 acres of public land all managed by the US Army Corps of Engineers. The water level fluctuates less than other lakes in the area and is typically held within ±5 feet of full pool. Private docks, buildings and ramps are not permitted on the shoreline. From the lake, the view is almost all wooded with few interruptions. Photos of the lake were taken from adjacent public land, not the property itself.
Landowners who share a common boundary with the lake project are allowed the use of adjacent lakeshore lands. Foot travel is welcome on public property all around the lake. Adjacent landowners enjoy a private access point from their property to public land and water for hunting and fishing.
The tract has about 575 feet of frontage on Highway 81. Some road work will be needed to connect to existing internal roads. Electric, internet and water lines run along the highway. Calhoun Falls State Park Road goes along the southern boundary of the tract. However, the Army Corps of Engineers owns a buffer along this road and access from it is not available.
