Consists of 68.29 acres and is the largest of the 3 tracts. It runs along the entire west side of Tracts 1 & 2. This tract has frontage on Audrain County Road 368 and rural water is available along the County Road. This tract is primarily open with the exception of a couple wooded draws and fence rows. This would be a great hunting tract, place to build a home or return to crop production. There is a small open front shed on this tract that Jack has been using for machinery storage.
The entire farm has been in CRP for years and Jack has been intensity managing for quail habitat. However his traditional CRP contracts are running out in September, so what Jack has done is enroll specific parts of the farming CP33 program to continue to provide wildlife habitat. If the new buyers want to continue the CP33 contracts that will be great , if not they can be bought out for approximately $600 for the entire farm if done right away.
