The 130 Acre N & L Farm is a nice sized dry land farm. There is an old irrigation well that might be re-worked to convert this into a very productive farm property with paved road frontage! This farm is located approximately 5 miles northwest of La Pryor, Texas; on the south side of Farm To Market Road 1986. The elevations on the farm range from 750 feet to 760 feet above sea level on this level tract of land. This a very level tract of farm land with very little undulation and change in elevation. There is some drainage variation on the west end of the farm where there is a small dirt tank. The N & L Farm is partially fenced, with fencing on part of the east, part of the south and along the western boundary. The farm has approximately 850 feet of frontage on F.M. 1986 according to Google Earth Maps (SEE MAPS). There is one old irrigation well on the property. It has not been used in quite some time, the well has an old diesel motor and pump head on it. Additionally, there is a small dirt tank located in the south central part of the subject property (SEE MAPS). The N & L Farm is divided into two fields which are approximately 42 acres and 88 acres. Both fields are rectangularly-shaped and have different drainages, depending upon the topography and soil types(SEE MAPS). There are dirt roads around each field. There are a number of basic soil types on the subject property, the Caid Sandy Clay Loam, the Montell Clay Loam (Mna), and the Uvalde Silty Clay Loam (Uva). Average crop yields for these soil associations are among the highest of any soil types in Zavala County. Average yields for irrigated farm with these soils are: grain sorghums 7,000 pounds per acre; average yields for cotton are 1,200 pounds per acre; average yields for carrots are 12 tons per acre; and average yield for cabbage is 18 tons per acre. In summary, the N & L Farm can basically be described as being two rectangularly shaped fields that encompass 130 acres of dry land farm. The farm is located approximately 5 miles northwest of La Pryor, Texas on the south side of Farm To Market Road No. 1986. There is one old irrigation well which has not been used for quite some time.
