Little Mulberry Tract is an excellent timber investment and recreational property. The land is dominated by rolling hills of young, fast-growing planted pine. Two creeks flow through the tract. Little Mulberry Creek forms much of the northern border. Mast producing hardwoods stand on steeper slopes and near the creeks.
The pines are third-generation loblolly with advanced genetics (mass control pollinated and varietal seedlings). Trees are six years old and free to grow with very little woody competition on site. The primary access comes off Miller road on an abandoned county road about ±875 feet from the property line. Also, a deeded easement crosses neighboring land with an improved road that connects to Ridge Road. A new creek crossing is needed to utilize this access. An additional ±50-foot wide, fee simple right-of-way also connects to Ridge Road but is not the best access location.

The property is just east of Hodges and about 9 miles north of Greenwood. Greenville is about an hour away (about 46 miles) via Hwy 25. It’s about 36 miles to Anderson, 83 miles to Columbia, and 70 miles to Augusta GA. All distances are approximate road miles to downtown.

Research Parcel InformationFrom downtown Greenwood (intersection of Main Street and Court Avenue) head north on Main Street about half a mile then turn right onto West Cambridge Avenue. After about 1,000 feet, turn left onto Grace Street (Hwy 254). Continue north on Hwy 254 for about 7 miles then turn right on Hwy 246. In just over a mile, bear left onto Andrews Chapel Road then, at the next intersection, turn left to go north on Miller Road. After about 2/3 mile on Miller Road the property will be on the right side behind a metal farm gate.
