TERMS and CONDITIONS of SALE
1. Only sealed bid, cash lump sum written offers will be accepted. Bids may be mailed prior to the sale or delivered to the office of Don Johnson Land Company located at 4127 Governors Road in Roxobel, NC. All bids will be opened on Thursday, November 5, 2020 at 11:00 A.M. The owner reserves the right to reject any and all bids and award the bid in the manner deemed in their best interest at the owners sole discretion.
2. Closing will be completed within 45 days of the sale. A deposit of 10% of the bid price will be required of the successful bidder upon acceptance of offer with the balance at closing.
3. Seller will pay for deed preparation, revenue stamps, prorated property taxes, and sellers agent fees. Buyer will bear expense of title search, title insurance, deed recordation, boundary surveying, and all other costs of the sale.
4. Possession will be given at time of closing. There are no farm or hunting leases on the property.
5. All real estate ad valorem taxes for the current year will be prorated at closing. The Seller requires that a use value tax application be submitted to the tax office by the successful buyer transferring the use value tax treatment with the property within 60 days of closing.
