DESCRIPTION: These two Cowlitz River frontage parcels provide opportunity to acquire up to 208± acres of timber and recreation property with a potential for seven homesites and over one-half mile of river frontage. The tracts are located along the Cowlitz River Valley between Randle and Packwood, with excellent year-round access to Highway 12 and I-5, which is a one-hour drive to the west. The properties have 152± acres of well-stocked Douglas fir with an age class distribution (15 to 29 year old) that will provide both near-term cash flow and long-term growth (see Supplemental Information Package for details). The Cowlitz River has year-round fishing and is known for its runs of Coho salmon and steelhead.

Auction Property #135 is 142± acres and contiguous to Auction Property #134, with an estimated 500 feet of river frontage in the northeast corner of the property. Cline Road runs through the property, which has moderate slopes in the southeast section of the tract. There are 103± acres of primarily pre-merch Douglas fir in the 20 to 30 year old age class, which will generate significant growth in the next 10 years with cash flow from harvesting the 25± acres of 25 to 30 year old timber. The zoning is RDD20, which could allow up to five 20± acre homesites.
