LOCATION: This fine rural estate is located about 12 miles west of Dripping Springs, within the confines of 2,100 acre Clear Rock Ranch, a five parcel conservation subdivision forever protected against fragmentation into tracts no less than 100 acres in size, with other quality, value-preserving covenants. This is 15 minutes from Johnson City, 40 minutes from Fredericksburg and the Highland Lakes, and 45 minutes from downtown Austin and north San Antonio.
The area is home to several significant protected properties, and should not become a sea of rooftops in the foreseeable future. Showplace ranches adjoin this site and are commonplace in the area, and the only subdivisions nearby have minimum tract size of 25 acres. Adjoiners are 893, 1,400, 389 and 200 acres.

WATER: A 465 foot Trinity water well tested at 28 gpm, with 3,000 gallon reservoir, serves the dwellings on site. Glenrose is another water-bearing formation in the area, and is known to be present at around 300 feet. There are wet-weather springs on the ranch, plus a permanent spring emerging from under a limestone ledge amidst ferns and other aquatic plants. This spring has not been known to go dry, though the flow is minimal into a small pool that has been rocked in.
The spring flow continues down a small canyon, sometimes on the surface, other times under rock or gravel, to form several small pools that hold water most of the time. Though seasonal, this creek is rated as strong, and is charming as it winds its way under bluffs through a series of small falls, shoals and pools. There are several ideal picnic sites located under shade trees alongside, and a couple of darker soil flats provide potential for wildlife food plots.
LAND: The land consists of two shoulders bisected by the above-noted canyon, and is mostly gently rolling with several limestone grotto-type headers providing interest. Soils are adobe clay sites with limestone outcrops, with thin dark soil on level top areas, as well as deeper soil in canyon flats. Vegetation is a mix of live oak, Texas oak, walnut, redbud and cedar, with a variety of shrubs and native grasses.
Much cedar removal has been carried out on this site, and the overall appearance is park-like and clean, with just enough brush and shrubs left to
provide cover for game. The entire ranch has been managed for whitetail and turkey, and both species are sighted routinely, along with many songbirds and the usual assortment of varmints.
IMPROVEMENTS: The main event is a spectacular, 4,300 sq. ft. Tuscan style farm house, having 4 bedrooms and 4.5 baths, plus gym and oversized three car garage. This fine home was completed in 2005, and combines stone, cedar and stucco in a tasteful presentation that is timeless. An exquisite, totally private back patio and salt water swimming pool with Jacuzzi overlook thousands of acres of unspoiled Hill Country, and most rooms are windowed and situated to participate in the view panorama.
The features of the home are numerous, and include solid walnut floors, hand troweled walls, cedar beams and marble fireplace. A large gourmet kitchen offers Wolf and SubZero appliances, granite countertops and Marble Farm sink. Cantera columns and fountain with a rock fireplace surround the outdoor living area. Other amenities include claw foot tub, marble shower and his and hers closets in master bath.
The home offers 2 X 6 framing, blown insulation and aluminum clad wood casement style windows, resulting in excellent energy efficiency. Three zoned A/C units, gas heat and a demand water heater additionally contribute to low energy bills.
A very nice, German-style Hill Country cottage serves as a guest house, and includes 1 bedroom plus large loft, 2 bathrooms, full gourmet kitchen, fireplace, hardwood floors and a friendly rear deck overlooking miles of the Texas Hill Country.
The ranch is accessed by private, paved roads thru an electric gate entrance, and also includes a large metal shed with tool room, deer blinds and feeders. Basic equipment to operate the ranch is available separately.
