Online Bidding: Live simulcast internet bidding will be available in addition to the live auction. All bidders must register at least 48 hours prior to the auction. Competitive online bidding opens Monday November 24, 2025, at 8:00 AM and closes Tuesday November 25, 2025, at the conclusion of the live auction.

Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with the title company selected by the Seller. The Seller will provide an owners policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.

Taxes: The Seller shall pay the 2025 real estate taxes and all prior years taxes. The Buyer shall be responsible for taxes for all subsequent years.
