Located just northwest of Sedan in the west-central part of the state and minutes east of Glenwood, this property is one that will produce great opportunities for multiple species. The key is not only the diversity of habitat on the property itself but in looking at the big picture of the area, having hundreds of acres of varying habitat complexes. The property is comprised of upland grasses, thick seclusion/wintering cover, wooded edges including an oak ridge next to the seclusion cover, cropland, and a large open water area. The area has produced several “wall bucks” historically and the key is rather simple. Have a large, thick, diverse seclusion area with food as nearby to it as possible. Check both of those off the list with this property as it not only has cattail areas, but sizeable areas of Phragmites or reed grass and tamarack mixed in. Located immediately next to this cover on the north end there are approximately 12 acres of cropland with approximately one-third of it left in standing corn this past winter. The sellers have an agreement with a local farmer to leave some areas in corn and harvest the rest but with the size of the tillable area, one could be creative with a variety of food plot mixes. The entire wooded edge between the seclusion cover and the upland is absolutely torn up with not just rubs but very large rubs (see the photos) and I’m not surprised as I’ve done a good amount of pheasant hunting in the area and have jumped several nice bucks in cover exactly like this property has. Speaking of pheasants…again, with the amount of diverse habitat in the area, it’s a prime area for producing pheasants. I actually hunted the property and after some initial hens and “flighty” roosters out of the corn, ran into a group of easily 30+ birds. Unfortunately, I picked the wrong side of a spruce tree to go around. Numerous other birds flushed (and deer jumped) as I was hunting/looking at deer trails/taking pictures of rubs which didn’t surprise me at all. Waterfowl? Again, with the amount of nesting cover and potholes in the area, there is a good opportunity for some early season shoots and with the property having approximately 13 acres of open water connected to an even larger body of open water, there is the opportunity to attract waterfowl all season long. I wouldn’t rule out the possibility of having a big ole’ Tom frequenting the property either. Want to build a hunting cabin or even a house in a wildlife rich area where you can hunt your property and have other opportunities as well all season long. This is a great location. Multiple public areas in the area for all of the above-mentioned species as well as being minutes from Lake Minnewashka not to mention other area lakes and a reasonably short distance to the Alexandria lakes area, the fishing opportunities all season long are basically endless.
