160 Acres of Tillable and Recreation in Montgomery County, Ks

This 160 acre property is located on the Eastern edge of Montgomery County, Kansas. It consist of a mixture of upland tillable soils and pasture. Both the tillable and pasture land will create income for the owner as well as the third source of income coming from the mineral rights. This property has very little space that is not returning on the investment. In addition to that there is an abundance of wildlife in the surrounding areas that are using this farm field as a primary food source.

There is an opportunity to put a tree stand along the East boundary and potentially along the waterway near the Southwest portion of the farm. There is a double tree row that is 1/4 of a mile long on the Southeast line of the farm. It provides ample opportunities to put up ladder stands or brush in a ground blind. There are multiple deer trails coming and going from the farm in this area. Taking a look at the aerial map the amount of security cover to the Southeast and Southwest is sure to keep deer in the area. While taking pictures of the farm early in the morning several different groups of deer were spotted feeding in the winter wheat field. While a bow hunter could get a stand or two up on this farm it is really better suited for the early muzzle loader season and rifle hunting. A couple well placed tower stands would allow a gun hunter to cover a majority of the entry points on the crop ground.

The farm is essentially flat outside of a 5 acre knob on the Northern boundary. This area would make for an excellent homesite overlooking the property. Considering the amount of waterfowl traffic in the area and the topography of the farm ground there are great opportunities to create and develop waterfowl habitat. Big Hill Lake is approximately 7.5 miles to the North and there are open farm fields to the South that make great feeding sites for large groups of mallards in the fall and winter months. The Montgomery County NRCS office has multiple programs for a landowner to cooperate on for installing wildlife habitat.

In 2020 the farm was planted to corn and then wheat. The current tenant will stay in place until the wheat is harvested. They are open and willing to work with the new owner of this property. In addition to the other hunting opportunities this property is A+ for dove hunting. It had dove in the corn stubble for the entire fall!
