The complete perimeter is fenced and x-fenced with an October 2009 water well (640 feet in depth, new pressure tank 2013, per owner) that supplies soft water (Kinetico water system) to the barn apartment and raw water to other various locations. The raw water line runs from the well house to the center the property. The water runs so that there are several spigots as you drive through the property, perfect for water troughs, cattle ranching, and also useful to field dress any game killed.

There is also an old barn with cattle pens and a squeeze chute.

SITE: The site is slightly rolling, both open and wooded, with soils of Arol Fine Sandy Loam, with slopes of 1 to 3 and 0 to 1 percent, Burlewash Fine Sandy Loam with slopes of 3 to 5 percent, Flatonia Sandy Clay Loam with slopes of 1 to 3 percent, and Singletin Fine Sandy Loam with slopes of 1 to 5 percent. These types of soils are labeled a class 4 which are good for crops, pasture, range, woodland, and wildlife.

The wet weather creek called, Bear Branch, which rolls through the northern section of property, has Degola Clay Loam, with slopes of 0 to 1 percent. This is a shallow creek and very easy to cross to the most northern part of the ranch.

There are 5 ponds throughout the property with the most northern one on site being stocked with bass, catfish, and perch.

Improvements: The 2008 year built 2183 sq. ft. building/shop with a 2011 year built 797 sq. ft. comfortable, one bedroom, one bath apartment, with a living area and kitchen and stained concrete floors. All appliances convey and some furniture. There is also storage on top (aka mezzanine).
