LOCATION: This unusually fine, small ranch is situated on a mostly paved county road, in the rural community of Field Creek, in far NW Llano County on the San Saba County line just north of SH 71. Llano, home to restaurants, supplies, paved airstrip, hospital and shops is 20 miles SE. Brady is 25 miles NW, San Saba is 25 miles NE and Mason is about 25 miles SW. Austin, home to everything else, is about 75 miles SE, and San Antonio is about 100 miles S.
The area is composed of larger to mid-sized working/recreational farms and ranches, with cattle and hunting being the economic mainstays. The feel is decidedly rural, the surroundings pleasant and laid back, and the neighbors are mostly large. There are few small tract developments in this remote, yet accessible area.

WATER: This area is well known for its underground water resources, and the ranch itself has two water wells in service, plus a small stock tank. Good water for livestock and domestic purposes is available at depths as shallow as 75’, and there are irrigation wells in the area to the Hickory Sand. There is an excellent site for an approx. 2 – 3 acre pond on a drainage which passes thru the ranch. LAND: This is, simply put, one of the most attractive small ranches this observer has seen, in any area. It is nicely secluded and shielded from the county road by buffer land, but connects to the road at two points. The gently rolling, manicured pastureland is dotted with huge oaks and scattered forests that have been tastefully sculpted to create that “refined” look.
A high hill with rock outcrops rises along the western section of the ranch, affording dramatic vistas of the ranch and surrounding Hill Country, and would be considered a primo homesite. Pastures of improved grasses support fat beef cattle, and forests of post oak, blackjack and liveoak provide shelter for abundant herds of deer. Soils consist of sand to sandy loam, and are considered above average for forage production in this area.
Wildlife includes excellent populations of whitetail deer and turkey. Dove are found infrequently, and the roster of varmints includes rabbit, bobcat, fox, skunk, opossum and others. Free range whitetail deer in this area normally grow racks that score up to 140 B&C, much larger with management and supplemental feed.
IMPROVEMENTS: The ranch is fenced, has two water wells, and smooth pasture roads. The pastures have been well managed, and brush has been expertly sculpted in the recent past.
FINANCIAL/TITLE: Asking $4,500/acre, cash to Sellers, who will provide recent survey and basic title insurance. Seller will convey a portion of owned mineral rights, and will include an electric easement from a neighbor to run electricity to the property. The ranch lies in the Llano and Cherokee School Districts, and 2008 ag-exempt taxes were $230.
SUMMARY: If you are looking for one of the shiniest, small ranches combining recreation and function, with reasonable proximity to Austin and Fredericksburg for way less than $1M, this one merits a look. We have not seen a finer small ranch in this area, and the major work remains ahead for new owner – select from several stunning homesites, get to work on a fishing pond, enjoy the good life and benefits of solid investment in land.
