PC-168 has elk, deer, antelope, bear, and grouse. You will be entitled to two Landowner Preference tags for deer and elk each year. And since it is bordered on nearly all of its north, east, and west sides by Forest Service and BLM, you can hunt the public lands too. See the downloadable .pdf OnX Map in the Resources section below.
As the photos show, PC-168 is beautifully timbered yet nice and open. There is a good-sized knoll in the middle of it that begs to be made into a nice hunting camp with gorgeous views (see the blue teardrop on the map). Youll be able to retreat back into the woods and enjoy the peacefulness of your own slice of beautiful Grant County. But at the same time, you'll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here -- they're so friendly and real that you'll swear you've gone back in time fifty years!
The last photo is an aerial map, including colored "tracks" on the roads. After coming onto the property on the white road, go south on the yellow road. The two photos before the map show where to turn onto the yellow road, going through a cut-out in an old buckskin log which is marked by orange flagging. Then go north on the pink road up to and through an open guardrail gate. Just past the gate you can turn right to go up through the northern boundary. Caution: These roads do not have good turn-arounds at the boundaries, so use care when trying to turn around. It may be necessary to go beyond the border to find a good place to turn around.
The best way for you to tour this new property is by using the OnX Hunt app on your phone. The app is only $30 per year, and is easy to use. If you already have the app, contact the Owner by voicemail or email and you'll be sent the OnX Area map that will roughly show (a) the approximate borders of the parcel, and (b) road tracks. Then download and print the OnX User Instructions from the "Resources" below, and follow the instructions. Or, you can just print the attached map, and generally explore the main center parts of the property.
PC-168 is zoned Primary Forest (PF). As Owner understands that zoning, at 168 acres this parcel probably does not qualify for a dwelling building permit. So if you're wanting to build a home on PC-168, you must investigate those possibilities for yourself. The 2022/2023 property taxes were only $529.88; Grant County tax account 2670.
This property is priced to move, but reasonable all-cash offers will also be given prompt consideration. Serious, qualified buyers only; please don't waste our time if you can't afford it. Buyer must do own due diligence, with no representations by Owner. Owner is frequently out of cell service, so please send questions and offers via email or leave voicemail.
There are No Trespassing signs posted by the property, but if you are a legitimate buyer investigating a purchase of PC-168, please contact me and I will authorize you to go onto it. The property is a natural wildland, with all the dangers that come with that, so if you enter the property you are agreeing (1) that you are ENTERING AT YOUR OWN RISK, and (2) that you will do NO FIRES, wood cutting, hunting, or overnight camping of any kind.

Research Parcel InformationDrive east/northeast six miles from Prairie City on Highway 26. Just past the end on a long passing lane, turn left 200 yards past milepost 182. Stay on that mostly horizontal gravel road (Forest Service Road 437) for a few curvy miles. See the downloadable .pdf Tax Map of PC-168 in the Resources section, below. The quality of the road deteriorates (potholes and no gravel) for the last few hundred yards before coming onto the eastern boundary of PC 168. See a brown fiberglass FS 437 signpost on the left at the boundary.
Alternatively, you can drive your pickup to the property by taking the county road north from Prairie City and drive across some old (and, in some places, rutted) BLM roads. Owner can send you the OnX tracks to those BLM roads if you request them.
