Update... Seller is in the process of adding another pivot that will cover 10 acres just east of the wooded area.
179 acres south of Gorman, Tx in northern Comanche county.
This property was purchased a few years ago and the new owners have removed a lot of the salt cedars and installed a Reinke pivot system covering approx 38 acres in the front half of the property.
A reservoir was dug and is fed by 4 water wells to supply water to the pivot.
Owner says he can pump 300 gpm into the reservoir tank and pump out 400 gpm to the pivot.
There are an additional 6 wells on the property estimated to produce 250-300 gpm between them.
Even with the new stand of Tifton the pivot produced approx 3 bales per acre and the best cutting was 128 bales when the pivot area and the remaining part of the dry land front field was cut and baled.

The pivot system will put out about 1 inch of water in 43 hours at a cost of $120 or so.
The Tifton was over seeded with alfalfa this year and is starting to sprout.
Another pivot system could be added in the back part of the property for additional hay producing capabilities.
The middle part of the property is heavy woods with mostly post oak and is a good hunting area for deer and other wildlife. Plant a few food plots and the deer will be plentiful.
All the fences are either new or good condition and there are three dirt tanks for water.
There is a small amount of oil production on this property but it does not impede the hay production, grazing or the hunting.
Located on the east side of FM 679 about 6 miles south of Gorman and 1 mile north of Duster at (FM 587).
