Mineral Rights: All of seller’s mineral, oil, and gas title, if any, will pass without warranty of title or title evidence.
Bidding Method: Auction is by the acre. The final price is the high bid times total tract acres, and purchase agreements will state the total tract price.
Bid extension: If a bid is placed on a tract with less than 3 minutes left, 3 additional minutes will be added to that tract's auction time. The auction will begin to close on Thurs. Jan 29th @ 1pm Central Time.
Bidding Increments: $25.00 per acre bid increments.
Down Payment & Closing: 10% of the total purchase price is due on auction day or the following day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company. If the buyer defaults at closing, the seller keeps the 10% down payment and loses any crop inputs if immediate farming rights were exercised.
Purchase Agreement: Successful bidders must sign purchase agreements on Jan 29 or Jan 30, either in person or via DocuSign.
Condition: Real estate sells “As Is.” Buyers are encouraged to conduct independent inspections and due diligence. Maps, brochures, and field markers are approximate and for guidance only.
Announcements: Auction day announcements take precedence over printed materials.
