With a rising and falling topography, the property offers stunning long range mountain views and several easy to build cabin sites. About 2/3's of the property is rolling to flat and very useable. This property is located in the small farming community of Renick and is surrounded by privately own woodlands and farms which makes for the perfect mountain retreat. This area has more cattle than people per square mile and the night sky is filled with stars and not light pollution.

The trees in the forest are very beautiful with some old growth Red Oaks and Tulip Poplars reaching nearly 8 feet in circumference. The deer, wild turkey, black bear and squirrels thrive here as the mature forest produces tons and tons of acorns, black cherries, wild grapes, hickory nuts and beech nuts.

HOME - BARN - SPRING

There is an older farm house dating from the early 1900's. With some attention, it would be habitable. The tin roof is in very good condition and the original weather vane and lighting rods common to that time are still in place.

Some very nice heritage fruit trees can be found scattered about the farm.

The 1800's era hand hewn log barn is a treasure and true testament of the work and care the early original homesteaders put into developing their homes. Electric and phone are already onsite.

The original spring box is still intact but the lines running to the house would need some attention.

LOCATION

The Bobwhite Farm is located in Greenbrier County near the small farming community of Renick, WV. The property is an easy 35 minute drive on paved state maintained roads through farming country to the historic county seat of Lewisburg and just 45 minutes to the Greenbrier Resort and to the Snowshoe Ski Resort. Jet service to Atlanta and New York is available in Lewisburg. Lewisburg offers excellent shopping, schools, live theatre and modern medical facilities.

Within an hour-two hours' drive are located some of the finest recreational facilities in West Virginia. Whitewater rafting / fishing on the Greenbrier, New River and Gauley River, 2000 acre Bluestone Lake, 919,000 acre Monongahela National Forest and the 80,000 acre New River National Gorge National Park. Five other area state parks and state forests offer unlimited hiking, horseback riding, ATV riding and rock climbing opportunities.

LAY OF THE LAND

About 105 acres or 2/3's of the property is rolling to flat and very useable. There are 4 separate meadows/ fields containing approximately 35 acres. These areas are suitable for growing hay, pasture, orchards, blue berries or row crops. The deep soils are sweetand very fertile, which were highly sought after by the early homesteaders.

Even the steeper timberland is not very rugged and is readily traversed. Only the 25 acres on the Greenbrier River face would be considered inaccessible (rock climbers would love this area though!)

GREENBRIER RIVER AND RIVER TRAIL

The property adjoins the 77 mile long Greenbrier River Trial. Due to the 500' tall sheer rock wall that stretches from the rail grade to the bluff above, access from the property to the trail and river must be made using the public access area just 5 minutes from the property. There are amazing views from the bluff of the river below and the towering mountains in the distance.

The Greenbrier River Trail is a rail trail operated by West Virginia State Parks. The trail is a 77-mile long former railroad, now used for hiking, bicycling, ski-touring, horseback-riding, and wheel-chair use. The trail passes through numerous small towns and traverses 35 bridges and 2 tunnels as it winds its way along the valley. Most of the trail is adjacent to the free-flowing Greenbrier River and is surrounded by peaks of the Allegheny Mountains.

The Greenbrier River is 173 miles long and is the last free flowing river east of the Mississippi. It is an excellent river to float or canoe and is well known for its large and small mouth bass fishing. It is the gateway to water recreation and fun and is at most times lazy and easy to navigate.

The Greenbrier River is formed by the confluence of the East Fork Greenbrier River and the West Fork Greenbrier River in the town of Durbin, West Virginia. From Durbin the Greenbrier River flows southwesterly through Pocahontas, Greenbrier, Monroe, and Summers Counties. It flows through several communities including Cass, Marlinton, Hillsboro, Ronceverte, Fort Spring, Alderson, and Hinton. The Greenbrier River joins the New River in the town of Hinton, West Virginia.

ACCESS AND BOUNDARIES

The property fronts for 1/2 mile along the paved-state maintained Julia Road (County Route 7/1).

The property is made up of two parcels. The individual parcels were surveyed separately in 2008 and 1997. Old fences, field edges, creeks and stone walls may be found along some of property lines.

The 181+/- acres has been recently surveyed with the perimeter running for over three miles. The elevation runs from 1921' at the river to 2441' at the top of the property.

State maintained paved highways provide excellent access with over 1/2 mile of road frontage. Public access to the Greenbrier River and River Trail is a 5 minute drive.

ULTILITES AND SERVICES

Currently there is electric and telephone service on the property. Cell phone coverage is spotty in this area at the present time but new towers are being added each year.

There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV.

There is no public water or sewer available at this time in this area. Drinking water may be provided by drilling a well or developing the existing spring. No information is available regarding the present well and septic systems at the house. Sewage treatment may be provided by installing a county approved septic system.

FedX and UPS, garbage and school buses run a regular route in this area. The local post office is Renick and the zipcode is 24966.

TIMBER RESOURCES

The high elevation, coupled with the some nice deep coves and hollows is very conducive to growing extremely high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Hickory, Tulip Poplar, Black Cherry and Mountain Ash are the predominant species comprising the forest. There is an abundant amount of merchantable timber ready for harvest and many trees will classify as Veneer and Overseas export logs.

No one can remember the last time the forest was thinned and any evidence of past timber harvesting has long since disappeared. The forest is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation.

MINERAL RESOURCES

The seller believes the mineral rights, including coal, oil& gas, sand and stone rights will convey with the property. There are no leases currently let on the property. All prospective purchasers are encouraged to have an attorney do a title search prior to purchasing.

The Marcellus Shale may underlay the property at a depth of 5000'+ and oil and gas companies are have been doing some leasing in the area for the natural gas. The east coast Marcellus Shale Region is thought to contain enough natural gas to power the United States for over 100 years. The horizontal drilling technology necessary to reach the mile deep shale strata has rapidly evolved and drilling in the Marcellus strata is a reality in WV.

The presence of any coal reserves underlying the property is unproven and there has been no known mining activity on the property.

TAXES AND DEED INFORMAITON

The property is taxed in Greenbrier County, Falling Springs Tax District, Map 48, parcels 38, 41 and 42. Taxes for 2011 were $651.23.

ZONING

Greenbrier County has no formal zoning in this area of the county. However, there is a countywide Major and Minor Sub-development code that all prospective buyers who wish to subdivide the property should consult with the Greenbrier Planning Commission on.

Standard building codes and septic installation codes are in effect throughout the county and all prospective buyers should check with the Greenbrier County Planning Commission and Health Department when considering building or renovating improvements to the property.
