Jefferson 20 Tract The Jefferson 20 Tract is located north of Highway 54 near Sulfur Springs and is surrounded by other timberland investment properties. The tract has a 14 acre stand of sawtimber sized pine plantation that was first thinned several years ago and is presently ready for another thinning or harvest operation with an average basal area of 125 square feet per acre and about 100 tons per acre of sawtimber and pulpwood. The topography of the tract is gently rolling with primarily Pheba silt loam and Ouachita soils and a re-ported site index for loblolly pine of about 92 feet (Base Age 50) per the NRCS Web Soil Survey. The existing timber stands offer great short and long term income potential from a possible immediate timber thinning and allowing to growth several more years into large pine sawtimber. Hunting and recreation is also good with deer and wild hogs present on the property.
