This farm, 200 acres, more or less, consists of approximately 87.5 acres native grass CRP, 54 acres upland cropland, with the balance, about 59 acres, being grassland and waterways, with a large pond. There is a good water well near the middle of the farm. The cropland and CRP land soils are mostly gently and moderately sloping Crete silty clay loam, along with some areas of Hobbs bottom land. The CRP land has had terraces and waterways in place for many years. The large pond is deep, and was constructed for optimum fishing and waterfowl hunting.

The annual CRP payment is $4,727.00. The CRP contract expires September 30, 2020. The 2013 taxes were $1,362.26. The CRP grass and the hay meadow are in good condition. There is a good rock road on the south and an electric power line runs past the west side of the farm. This farm is located near Milford Lake, and would have good potential as a recreational and residential property that would also provide a good stream of income.
Terms: Ten percent down, the balance due in 30 days. Possession will be given at closing. The Sellers will retain the 2014 soybean crop and the 2014 CRP payment.
