You are looking straight ahead at the property. To find the west border, follow the county road to the left, there will be a stake fence on your right side, which would be the SW corner. The NW corner of the parcel is a 1/4 mile due north from there in a coulee along the fence; the North Border is NOT the fence you come to, the property goes beyond it. It is just that the coulee is fenced off for cows. In Montana, since most fences are not on property lines, it is the responsibility of the owner who would like the fence moved to pay for it. Of course if you just want to use the land for hay or a residence you won't need a fence at all.
To find the other corners of the acreage, go back to the corner of Cole Creek Road, now take the county road to the right and go a 1/4 mile. There will be a property stake on your right, below the road, which is the first SE corner. An exact 1/4 straight north will show you a pin out in the field, which is SE corner number two. The road will now swing to the north and you will pass a fence line. You are back on the property, which is now on both sides of you. SE corner number 3 is on the corner fence post due East. Follow the road a 1/4 mile north to the next fence. The NE corner is on this fence to your right past the fence which looks like the east border, but the property line actually goes beyond the cliff and the trees there. Those are the parts you can see from the road, take a look at the survey map and you will be able to find the other pins; one is on a gate and therefore not clearly marked.
Joliet is an up and coming community strategically located between the resort and tourist area of Red Lodge and the thriving and largest city of Montana: Billings. It will take you only 30 minutes to either. So if you are looking for a job or love to ski and hunt, this is a great place. Wells in the area are 200 to 400 feet deep and pump between 3 and 10 gallons per minute. Electricity is about half a mile from the property, but it would lend itself to solar or wind power. With those hills on the property, you could build an energy efficient earth-bermed home with a walkout basement. The annual rainfall in this area is about 16" per year. The elevation is 3,900ft. The school in Joliet is outstanding; there are many people who make a special effort to live in this particular school district.
