Baerlya Ranch is a delightfully-designed New England barn housing up to 5 horses and their owners in one attractive building complex. The farm structures are tucked into one side of a stunning 22 acre site pleasantly dotted with granite and established gardens, making you think the property has been here for generations. Just a minute from Route 108 (Portland Rd), the road starts out heavily wooded, buffering its residents from any traffic and quickly turns to farm after farm of rolling land with extensive hayfields. Commuters can be at the Downeaster Amtrak Station in 7 minutes for a pleasant ride to Boston or Portland, Maine. Berwick Academy is within minutes of the farm as well.

The pegged structure has the creature comforts one expects for easy horsekeeping. In the barn, four stalls line one wall facing the cedar-fenced pastures. In/out with a service overhang, your horses can come and go if need be. Feed and salt mangers, no-chew heavy metal dividers/gates make it easy to contain or feed each horse separately. A no-freeze waterer services both pastures. On the opposite wall of the barn, crossing a wide and attractive stamped concrete aisle for good traction, find another stall with exterior door. Next to it is wash stall and grain area and the entrance to the farms living quarters.
Not your ordinary barn apartment, this is a spacious and rustic two-story living area offers over 2,200 s/f of living space. Step into a large tiled entrance with lots of closets and a three quarter bath directly ahead. A utility room houses the mechanical systems and laundry with washer/dryer and is accessed from the bathroom. The kitchen has is applianced and includes a refrigerator, dishwasher, gas range and disposal. There are tons of cabinets and a charming window seat overlooking a sacrifice paddock. Adjacent to the kitchen is a huge carpeted living room and a huge first floor bedroom or office beyond. Upstairs are two big rooms with great architectural detail including a low transom window as seen over the front barn door. The second floor has cathedral ceilings, lighted closets, storage under the eaves, and ceiling fans. The entire home is air conditioned and has FHA/propane central heat. Walk directly into the hayloft through an exterior service door from up here. Lighting fixtures around the farm were custom made by Montanas Prairie Elk Forge.
There is an attached 3-bay garage that has had interior finish added, leaving one drive-in bay at the moment. The walls of the other two bays are easily removed if one needs more inside parking.
The land is open and fenced in the front and heavily wooded and rolling to the rear. A house lot that overlooks the pastures has been cleared. From here, watch the horses and enjoy the azaleas planted along the little walkway (or gator way!) to the barn. The improved site has many interesting granite appointments, from the authentic thresholds at each end of the aisle to granite bench and curbing lining the interior roadways.
