Location
North Grape Creek Ranch is located approximately 2 miles North of Johnson City off Hwy 281, then about 8 miles West on FM 1323. At approximately 15 minutes to Johnson City or 25 minutes to Fredericksburg, any convenience or amenity comfortably close.
Water
Surface water on the North Grape Creek Ranch has proven to be reliable, even through the current drought. Water is still flowing, though much less than in recent years. With approximately 1,200 feet of both sides of the creek running along the Southern portion of the ranch, the potential is certainly there to enhance and enjoy the water for swimming/fishing for years to come. Land
The land on the ranch falls generally North to South as it moves from the high tree covered granite hilltops to the North Grape Creek valley below. There has been little hunting pressure over the years as the ranch has been under the current owners watchful eye since the 1970s. Primarily only friends, family and youth sponsored hunts have been allowed. There are several granite domes totaling several acres (similar to those at Enchanted Rock) perched along the ridge
offering panoramic views into the distance. One area of about 4 or 5 acres has been utilized as an oat patch for deer.
Improvements
Improvements are modest on the ranch with only an older, 1975 mobile home and the associated well and septic system in place. This ranch is waiting for someone to build their dream home or hunting lodge on the bluff overlooking the beautiful valley below. The roads are in good shape and are easily traveled in most places in 2-wheel drive. However, it would be wise to have an ATV to fully explore the ranch.

As an added water feature, the ranch also boasts some 3/10ths of a mile of both sides of Spring Creek, which is not as reliable as North Grape Creek but a beautiful feature nonetheless. A well & septic with an antiquated, but clean,mobile home are in place for immediate enjoyment. Due to the agricultural evalutaion in place, current taxes are only $355 for the 2013 tax year. Definitely one for a family that enjoys the great outdoors!
