General Information
Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Thursday, October 31st, 2024, at 8:00 AM and ends Friday, November 1, 2024, at the conclusion of the live auction.
Taxes: The 2024 real estate taxes and all prior years taxes shall be the responsibility of the seller. All future years taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession given upon closing subject to the current tenants rights through February 28, 2025. Full possession shall be available for the 2025 crop year.
Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before December 4th, 2024. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
