There are two irrigation wells on this farm, each in excess of 500 gal/min. Both wells have a 6 turbine pump with 75 hp, 5:4 Amarillo gear heads. The north well currently has a diesel engine, but it will not be sold with the farm. The wells are tied together to provide an abundance of water for the center pivot. The pivot is a seven tower Valley system (Model 4171, SN: 17768) with drops, rotators, and an end gun. This parcel has nearly half a mile of blacktop frontage on CS 2490. There is a stock well located in the northwest corner of the property along the blacktop road.

The FSA records show 62.9 acres of cultivated land with a wheat base of 42.5 acres and an average yield of 30 bu/a. and .3 acres of grain sorghum with an average yield of 40 bu/a. The balance of the land is in improved grasses and the timber lined Cobb Creek. There is a concrete low water crossing of Cobb Creek to provide access to the back side of the property. The fertile bottom along Cobb Creek and the abundant water provide great wildlife habitat and very productive cropland. This parcel has an existing irrigation well but does not currently have a pump, gear head or motor.
