This 153 acre +/- tract of land is irrigated with a center pivot. The farm has been cultivated in prior years but is currently in grass production. The grass is an improved Old World Feeder variety and is very productive for both grazing and hay production. This tract consists of 79 +/- acres of land. The FSA records show 62.9 acres of cultivated land with a wheat base of 42.5 acres and an average yield of 30 bu/a. and .3 acres of grain sorghum with an average yield of 40 bu/a. The balance of the land is in improved grasses and the timber lined Cobb Creek. There is a concrete low water crossing of Cobb Creek to provide access to the back side of the property. The fertile bottom along Cobb Creek and the abundant water provide great wildlife habitat and very productive cropland. This parcel has an existing irrigation well but does not currently have a pump, gear head or motor.
