Offering 269 acres m/l of top-quality Black Hawk County, Iowa farmland located between Cedar Falls and Hudson and available in three tracts. The opportunity to own land in this area is exceptionally scarce and at 10:00 AM on Tuesday, November 7, 2023, Buyers will have a chance to put their name in the plat book in Black Hawk Township. The auction will be sold as three individual tracts using the "Buyer's Choice" auction method and will be held at the Cedar Falls Convention and Event Center. These three tracts are nearly 100% tillable and offer excellent soil types. This land has been owner-operated and meticulously maintained over the years with improvements made as needed including extensive tiling.

The farmland will be offered as three individual tracts via the Buyers Choice auction method through a live in-person. Online bidding will be available as well. With the "Buyers Choice" auction method the high bidder can take, in any order, any or all tracts for their high bid. "Buyer's Choice" auctioning will continue until all three tracts have been purchased and removed from the auction. The tracts will not be offered in their entirety or any combination after the auction. Tracts 1 and 2 are situated in Section 16 and Tract 3 in Section 27 of Black Hawk Township, Black Hawk County, Iowa.

Auction Method: The three tracts will be offered via Public Auction and will take place at 10:00 AM at the Cedar Falls Convention and Event Center in Cedar Falls, Iowa. The three farmland tracts will be sold on a per-acre basis and offered through the "Buyer's Choice Auction Method", whereas the winning bidder may elect to take one, two, or all three tracts for their high bid. The "Buyer's Choice Auction Method" auctioning will continue until all farmland tracts have been purchased and removed from the auction. Tracts will not be offered in their entirety after the auction. This auction can also be viewed through a Virtual Online Auction option and online bidding will be available.

Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number to bid at the auction. Peoples Company and its representatives are agents of the Seller. Winning bidder(s) acknowledge they are representing themselves in completing the auction sales transaction.
Farm Program Information: Farm Program Information is provided by the Black Hawk County Farm Service Agency. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc. are subject to change when the farm is reconstituted by the Black Hawk County FSA and NRCS offices.

Earnest Money Payment: A 10% earnest payment is required on the auction day. The earnest money payment may be paid in the form of cash or check. All funds will be held in the Beecher Law Firm Trust Account.
Closing: Closing will occur on or before Friday, December 15th, 2023. The balance of the purchase price will be payable at closing in the form of cash, guaranteed checks, or wire transfers. The closing will be facilitated by the Beecher Law Firm.
Possession: Possession of the land will be given at Closing, Subject to Tenant's Rights. Full possession will be granted on March 1st, 2024.
Farm Lease: The farm is leased for the 2023 crop season. The lease will be open for the 2024 crop season.
Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. The sale is not contingent upon Buyer financing.
Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.
Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an As is Where is basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per-acre basis. Peoples Company and its representatives are agents of the Seller. The winning bidder acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made on auction day by the Auctioneer or Listing Agents will take precedence over all previous marketing material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer. From Hudson: Travel north out of town on Hudson Road/Highway 58 for 0.25 miles to Watters Road. Head west on Watters Road for 0.3 mile and Tract 3 will be located along the north side of the road. Continue along Watters Road for 0.25 miles to the intersection of Hollis Road. Turn north onto Hollis Road (Tract 3 will be located at the northeast corner of the intersection) and travel for 1.85 miles. Tract 2 will be located on the west side of the road. Continue along Hollis Road for 0.5 miles to W Shaulis Road. Head west on W Shaulis Road for 0.8 mile and Tract 1 will be located along the south side of the road.
From Cedar Falls: Travel south from Hudson Road/Highway 58 Exit for 1.5 miles to W Shaulis Road. Head west on W Shaulis Road for 0.5 miles to Hollis Road.
