The main office building is approximately 1300 square feet (28’ X 49’) and is located on the SE corner of the property. It is a cinder block structure with a concrete foundation. The building houses the scale which was rebuilt just a few years ago from the understanding of the current owner, is manually operated and operational. There are two offices in the building, with the main office being 8’ X 15’ and the other office/storage area 8’ X 11’. There is also a restroom with shower, water heater, separate lavatory and plenty of storage space. There are two main entry doors, one facing south and one facing east which connects through the west end to the warehouse. The warehouse is approximately 1700 square feet (35’ X 49’). It has 2 X 6 wood framing with metal facing on the sides and roof. It also has a cinder block dock which is built high enough to accommodate freight. There is a double garage door for loading/unloading on the North side and a smaller single entry sliding door on the South side. There is a large 16’ X 32’ room built within the warehouse that is heated and insulated. There is what appears to be the old pit and auger still present under and near the Northeast corner of the warehouse.
The elevator is located in the SW portion of the property. The dump area is approximately 55’ long and contains two boot pits that are very deep for an elevator this size, approximately 20 to 25 feet. It has drive through access (North to South) with an operational bobtail lift located South of the boot pits. Above the boot pit area is the seed cleaner and two external bins. The larger bin feeds to an auger and out the East side. The smaller bin feeds directly out to the East. The Clipper seed cleaner feeds directly out East as well. Two of the main bins can also feed directly back into the boot pit area through overhead access. On the East side is the external hopper feed from the seed cleaner. There are 5 main bins to the elevator, located on the Northwest and West sides which store approximately 1.5 million pounds. They each have their own moisture fans and feed directly into the leg. One bin has its own feed tube out the West side of the structure. The leg is operational and feeds the bins as well as cleaner and dryer. On the West side is another free standing large bin feed. It has a smaller mixing bin feed that is located on top of the main bins. It has access from North to South on the west side of the elevator. There are
