The rolling topography creates tremendous views of the neighboring countryside. The owners have taken great care of improving and maintaining the land. Much of the cedar has been cleared off property, exposing beautiful groves of Oak trees, while at the same time leaving some dense areas to allow for wildlife cover. This ranch is located almost directly in between the Cowhouse Creek and Bee House Creek just before the two merge on the North side of Pidcoke. This close proximity to year-round water sources makes for ideal nesting location for deer population in area. In addition to whitetail deer, other wildlife include turkey, dove, and hogs.

Water:

There are 5 stock tanks on the property (3 hold water year-round) and a wet-weather creek that extends from the West thru the East boundaries. Water on the property is provided by Multi-County water supply, but there is also two wells on the property. There was even a water line ran almost halfway down property for potential future build site.
